Completeness Determination Date: December 2, 2025. Notice of Application Date/Comment Period Begins: December 19, 2025. Comment Period Ends: January 2, 2026 at 5:00pm. Description of Proposal: Proposed development of twenty-five residential lots for single-family homes. Approximately four acres of the site is proposed to be developed. Improvements for access include a public single-family access road within a 48' ROW. Approximately 1,000 cubic yards of cut and 10,000 cubic yards of fill are proposed. List of Project Permits Included in the Application: Preliminary Plat & SEPA. Further Studies Requested: None at this time. Existing Environmental Documents that Evaluate the Proposed Project: Traffic Impact Analysis, Preliminary Tree Conservation Plan, Critical Area Report and Buffer Mitigation Plan, Geotechnical Engineering Study, Cultural Resources Report, and Preliminary Stormwater Report. Other Permits Not Included in the Application: Grading, Drainage, Water, Sewer, Building, ROW, and other discretionary permits necessary for construction of the facility and site work. City staff has preliminarily determined that the proposed use appears to be consistent with the applicable zoning designations. Other regulations for project mitigation include, but are not limited to, Zoning (Title 19), Critical Areas (Title 17), Buildings and Construction (Title 15), and Low Impact Development (Title 21).
