City of University Place Notice of a Mitigated Determination of Nonsignificance The applicant (Case No. SPL25-0003) proposes to subdivide an existing 1.03-acre parcel into three lots. Each lot is anticipated to be developed with a single-family residence or duplex, with the potential for associated accessory dwelling units on each lot. Access to the proposed lots would be provided via Vista Place West. A portion of the site contains a Category IV wetland (Case No. WWR25-0001). The standard wetland buffer for this category is 40 feet. The proposed short plat would incorporate mitigation measures identified in Table 4 of UPMC Chapter 17.35 to avoid, minimize, and mitigate potential impacts to the wetland and its associated buffer. The project is located at XXXX Vista Place West, parcel # 9180002197. This MDNS is issued under WAC 197-11-340(2).
