LEGAL NOTICE IN THE COURT OF COMMON PLEAS OF CENTRE COUNTY, PENNSYLVANIA CIVIL ACTION – LAW CAPTION: NATHANAEL FERTICH, Plaintiff vs. JOHN SHAFER A.K.A. JOHN SHAFFER A.K.A. JOHN SHAEFFER; B. W. SHAFER A.K.A. B. W. SHAFFER A.K.A. B. W. SHAEFFER, and their heirs, assigns, executors, administrators, successors, and devisees, Defendants DOCKET NO. 2025-CV-2408-CI TO THE ABOVE CAPTIONED DEFENDANTS: Plaintiff has commenced an Action to Quiet Title against you in the Court of Common Pleas of Centre County, Pennsylvania. This action concerns the land here described: Situate in Miles Township, Centre County, Pennsylvania containing 73 acres of land, more or less and further described in the Complaint of the above-captioned case. ORDER ENTERING DEFAULT JUDGMENT AND NOW TO WIT, this 30th day of June, 2026, an Affidavit of Service was filed showing that the above-captioned Complaint was served by publication, consistent with the Order of Court dated January 23, 2026, and the Defendants, their heirs, assigns, executors, administrators, successors, and devisees, having not filed an Answer within the prescribed time, it is hereby Ordered and Decreed that relief shall be entered for the Plaintiff and against Defendants as captioned above, their heirs, assigns, executors, administrators, successors, and devisees to wit: 1. Defendants, their heirs, assigns, executors, administrators, successors, and devisees shall be forever barred from asserting any right, lien, title or interest in the land inconsistent with the interest or claim of the Plaintiff set forth in the Complaint, unless the Defendants take appropriate action against Plaintiff within thirty days from the date of service of this Order. 2. If such action is not taken within the thirty-day period, the Prothonotary on praecipe of the Plaintiff shall enter final judgment. 3. Consistent with the Court's previous Order permitting service by publication, Plaintiff shall make service of this Order on Defendants by publication once in the Centre County Legal Journal and once in the Centre Daily Times, a newspaper of general circulation in Centre County, Pennsylvania.
