NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION WHERE: Planning Commission Hearing Room - 3091 County Center Drive, Auburn, CA 95603 WHEN: October 29, 2026, 9:00 AM, or as soon thereafter SUBJECT: Brookwood Estates Subdivision – Final Map and Conditional Use Permit Modification, (PLN26-00112), Previously Adopted Mitigated Negative Declaration, Supervisorial District 1 NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above place and time, or as soon thereafter as can be heard, to consider a request from Todd Speece of Bianchi-Tillett Developers for a modification to the approved Brookwood Estates Subdivision's Final Map and Conditional Use Permit to increase the maximum residential lot coverage to up to 40 percent for lots larger than 13,000 square feet and no coverage restrictions on lots less than 13,000 square feet. The project site is located at 3771 PFE Road, south of PFE Road between Walerga Road and Cook Riolo Road, in the unincorporated Roseville area, Assessor's Parcel Numbers 023-600-001-000 to 023-600-022-000. The project site is zoned RS-AG-B-20, PD = 2 (Residential Single-Family, combining Agriculture, combining minimum Building Site of 20,000 square feet, combining Planned Residential Development of 2 units per acre) and O, PD = 2 (Open Space, combining Planned Residential Development of 2 units per acre). The Planning Commission will also consider a determination that the proposed modification is within the scope of impacts analyzed in the previously adopted Mitigated Negative Declaration and does not warrant additional environmental analysis pursuant to the California Environmental Quality Act Guidelines Sections 15162 to 15164.
