NOTICE OF PUBLIC HEARING PLACER COUNTY BOARD OF SUPERVISORS WHERE: Placer County Board of Supervisors, 175 Fulweiler Avenue Auburn, CA 95603 WHEN: July 14, 2026, at 9:00 AM, or as soon thereafter SUBJECT: SIERRA FAMILY MEADOWS – OLYMPIC VALLEY GENERAL PLAN AMENDMENT, REZONE, TENTA- TIVE SUBDIVISION MAP, CONDITIONAL USE PERMIT – PLANNED DEVELOPMENT (PLN22-00064), MITIGATED NEGATIVE DECLARATION, SUPERVISORIAL DISTRICT 5 (GUSTAFSON) NOTICE IS HEREBY GIVEN that the Placer County Board of Supervisors will conduct a public hearing at the above date, time, and location to consider the Planning Commission’s recommendation, made on May 14, 2026, to approve the Sierra Family Meadows project, including the following requested entitlements: (1) an amendment to the Olympic Valley General Plan; (2) a rezone of a portion of the project site; (3) approval of a Tentative Subdivision Map; and (4) approval of a Conditional Use Permit for a Planned Residential Development (PD). The Sierra Family Meadows project proposes an amendment to the Olympic Valley General Plan and rezoning of a portion of the project site currently designated and zoned High Density Residential with a Density Factor of 20 bedrooms per acre (HDR-DF=20) to HDR– DF=20, PD to allow creation of parcels smaller than three acres in size. The project also includes a request for approval of a Tentative Subdivision Map and a Conditional Use Permit for a PD to subdivide an approximately 32.02-acre property into: (1) eight single-family residential lots; (2) two homeowners association (HOA) lots for private access road and stormwater drainage facilities; (3) one open space lot containing Washeshu Creek and associated habitat areas, to be permanently protected by a conservation easement; and (4) two HOA lots consisting of existing right-of-way areas along Olympic Valley Road and Resort Road. The project would eliminate the existing driveway access from Olympic Valley Road and provide primary vehicular access from Resort Road. The project site is located at 325 Olympic Valley Road in Olympic Valley, Assessor’s Parcel Numbers 096-230-062-000 and 096-290- 050-000. The entire 32.02-acre site is currently zoned HDR–DF=20, Forest Recreation (FR), and Conservation Preserve (CP). The Board of Supervisors will also consider the Planning Commission’s May 14, 2026, recommendation to adopt a Mitigated Negative Declaration (State Clearinghouse Number 2026040350) and related Mitigation Monitoring and Reporting Plan, prepared pursuant to the California Environmental Quality Act.
