SUBJECT: Stoneridge and Westwood Family Cellars – Extension of Time for a
previously-approved Tentative Subdivision Map and Administrative
Review Permit (PLN16-00139-EOT001), Mitigated Negative
Declaration, Supervisorial District 3
NOTICE IS HEREBY GIVEN that the Planning Commission will consider a request for a 24-month Extension of Time for a previously approved Tentative Subdivision Map and associated Administrative Review Permit. As provided by Placer County Code Section 17.58.160(C), if an objection to the extension is received the Planning Commission shall conduct a public hearing to consider this request; if no objection to the extension is received the Planning Commission may consider this request without a public hearing.
The Tentative Subdivision Map approves the subdivision of approximately 38.57-acres into eight single-family residential lots. The Administrative Review Permit authorizes the construction and operation of a 6,000-square foot winery, including annual production of up to 20,000 cases of wine and up to six wine club dinners per year.
The subject property, identified as Assessor's Parcel Number 040-340-008-000, consists of approximately 38.57-acres and is zoned RA-B-X 4.6 Ac. Min. (Residential Agriculture, combining Minimum Building Site of 4.6 acres) and RA-B-X 2.3 Ac. Min. (Residential Agriculture, combining Minimum Building Site of 2.3 Acres). The site is located on Indian Hill Road, approximately 1.5 miles west of the intersection of Auburn-Folsom Road and Indian Hill Road in the Newcastle area of unincorporated Placer County.
The Tentative Subdivision Map and Administrative Review Permit were originally approved by the Placer County Board of Supervisors on July 9, 2019. This request represents the third Extension of Time and, if approved, would extend the expiration date of the Tentative Subdivision Map and Administrative Review Permit to July 9, 2028.
The Planning Commission will also be asked to determine whether this Extension of Time is within the scope of the project's previously approved Mitigated Negative Declaration (State Clearinghouse No. 2019039128) and that no additional environmental review is triggered pursuant to California Environmental Quality Act Guidelines Sections 15162 through 15164.
