SUBJECT: Granite View Condominiums (PLN21-00265) Draft Environmental Impact Report – Public Review and Comment, Supervisorial District 5
NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public meeting at the above place and time to receive comments on the Draft Environmental Impact Report (DEIR) for the Granite View Condominiums Project.
The project applicant, Jennifer Rosser, proposes to construct 19 condominium units arranged in three detached buildings, each containing attached units. Each condo-hotel unit would be three stories above a private garage, with a maximum building height of 35 feet as measured from average grade.
The 19 condo-hotel units would be individually owned and include 12 three-bedroom units, five four-bedroom units, and two five-bedroom units, totaling 66 bedrooms. The project also includes construction of a meditation hut on the parcel for the current owner's personal use. All proposed condo-hotel building footprints would be located within the existing 1.31-acre Village Commercial (VC) zoning district of the project site.
A portion of the Granite Chief Trail, a United States Forest Service (USFS) trail, and its associated 20-foot USFS easement are located west of the project site and currently traverse the southwestern portion of the property. The proposed project includes modification and realignment of the Granite Chief Trail to ensure consistency with the Village at Palisades Tahoe Specific Plan, which calls for a consolidated Granite Chief and Shirley Canyon Trailhead and related trail improvements.
The subject project site, Assessor's Parcel Number (APN) 096-540-017-000, comprises approximately 7.82 acres, is currently zoned VC, CP (Conservation Preserve), FR (Forest Recreation), and Low Density Residential (LDR), and is located north of Chamonix Place, approximately two miles west of the intersection of State Route 89 and Olympic Valley Road, in the unincorporated community of Olympic Valley. An off-site access easement would be located on the parcel (APN 096-540-015-000) immediately adjacent to the project site to the south, which is Lot 16 within the Village at Palisades Tahoe Specific Plan.
The purpose of this meeting is to receive comments on the DEIR. This meeting is not an opportunity to discuss the merits of the project, as that discussion will occur at subsequent meeting(s) on the project entitlements.

The DEIR is also available during normal business hours, at the same link, via computer kiosks at the Placer County Libraries, the Placer County Community Development Resource Agency offices at 3091 County Center Drive, Auburn and 775 North Lake Boulevard, Tahoe City, and the County Clerk-Recorder's Office at 2954 Richardson Drive, Auburn.
