Placer Ranch Specific Plan Phase 2A East – Vesting Phased Small Lot Tentative Subdivision Map and a Placer Ranch Specific Plan Administrative Modification (PLN25-00114), Supervisorial District 2
NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above place and time to consider a request from, Kris Steward, on behalf of the property owner, JEN CA Placer Ranch, LLC, for approval of a Vesting Phased Small Lot Tentative Subdivision Map and a Placer Ranch Specific Plan Administrative Modification to develop Phase 2A East of the PRSP area.
The proposed project includes the subdivision of property to create a total of 347 single-family residential lots, 15 landscape lots, one Open Space lot, and one Open Space–Paseo lot. The application also includes a request for a PRSP Administrative Modification to transfer 17 Low Density Residential units from Phase 2A East to future phases of the PRSP and transfer 13 Medium Density Residential (MDR) units from other large-lot MDR parcels within the PRSP to the Phase 2A East area.
The project site is located on 86.29 acres within Assessor's Parcel Numbers 017-500-014-000, 017-500-096-000, and 017-020-039-000, north of Catalyst Boulevard, west of Fiddyment Road, in the PRSP area.
The Planning Commission will also consider adoption of a finding that the proposed project is consistent with the previously certified Sunset Area Plan/PRSP Final Environmental Impact Report because it meets the criteria of Public Resources Code Section 21166 and therefore is exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15182(c) – Projects Pursuant to a Specific Plan.
