NOTICE Of AVAILABILITY OF A DRAFT EIR FOR PUBLIC REVIEW Placer County has released a Draft Environmental Impact Report (EIR) for the project listed below: PROPOSED PROJECT: Granite View Condominiums (PLN21-00265) (State Clearinghouse No. 2022040467) PUBLIC REVIEW AND COMMENT PERIOD: March 6, 2026 to April 20, 2026 PROJECT LOCATION: The proposed project would be developed on a portion of a 7.82-acre project site, identified by Assessor's Parcel Number (APN) 096-540-017. An off-site access easement would be located on the 3.7-acre parcel (APN 096-540-015) located immediately adjacent to the project site to the south, which is Alterra Lot 16. The project site consists of an irregularly-shaped parcel located north of Chamonix Place, approximately two miles west of the intersection of State Route (SR) 89 and Olympic Valley Road, in Olympic Valley, California. The project site is located on a hillside in a primarily forested area in the western portion of Olympic Valley, an unincorporated community within Placer County, west of Lake Tahoe and outside of the Tahoe Basin. PROJECT DESCRIPTION: The proposed project would include development of 19 condo-hotel units within a 1.31-acre footprint arranged into three separate buildings of attached units, with gaps between each building. Each condo-hotel unit would be three stories over a private garage, the latter of which would be partially buried to reduce building height. The maximum building height measured at average grade would be 35 feet. The project site would be accessed by way of a new off-site road through the Alterra Lot 16 parcel, which is contiguous to the site's southern boundary. Alterra Mountain Company has provided an access easement to the owner of the Granite View property for the proposed project. The project proposes to modify the existing Granite Chief Trail alignment to establish the unofficial trail behind the Olympic Village Inn parking lot as the new official trailhead for the Granite Chief Trail. This trail alignment was identified by the USFS and Alterra as the preferred location for the realigned Granite Chief Trail. SIGNIFICANT ENVIRONMENTAL EFFECTS: The Draft EIR identified potentially significant project impacts with respect to Aesthetics, Biological Resources, Cultural Resources, Geology and Soils, Hazards and Hazardous Materials, Hydrology and Water Quality, Transportation, Tribal Cultural Resources, and Wildfire. All potentially significant adverse impacts would be mitigable to less-than-significant levels. The Draft EIR identified one significant and unavoidable project impact with respect to Noise (i.e., short-term construction noise). PUBLIC MEETINGS: The following public meeting will be held during the public review period to receive comments on the Draft EIR: April 9, 2026 – Placer County Planning Commission, 3091 County Center Drive, Auburn, California; Meeting begins at 9:00 a.m. The Placer County Planning Commission meeting will begin at 9:00 a.m.; however, the proposed project is not time certain.
