NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION WHERE: Planning Commission Hearing Room - 3091 County Center Drive, Auburn, CA 95603 WHEN: March 19, 2026, 9:00 AM or as soon thereafter SUBJECT: Estates at Granite Bay Golf Course – Conditional Use Permit Modification, Tentative Parcel Map, Tentative Subdivision Map (PLN24-00117), Supervisorial District 4 NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above time and place to consider approval of the following requests for the Estates at Granite Bay Golf Course (PLN24-00117): (1) a Conditional Use Permit Modification to allow for the subdivision of an approximately 4.53-acre area, currently operating as a nursery site/construction staging area at the southwest corner of East Roseville Parkway and Barton Road within the existing 151.3-acre golf course site; (2) a Tentative Parcel Map to subdivide the existing 151.3-acre golf course property into two parcels consisting of approximately 4.53 acres and 146.77 acres; and (3) a Tentative Subdivision Map to subdivide the 4.53-acre area into six residential lots ranging from 0.41 acre to 0.51 acre and four landscape/common area lots totaling approximately 0.88 acre. The project site is identified as Assessor's Parcel Number 050-100-042-000 and is zoned RS-AG-B-40 PD = 1.1 (Residential Single-Family, combining Agriculture, combining minimum building site of 40,000 square feet, combining Planned Residential Development of 1.1 units per acre). The property is located at the southwest corner of East Roseville Parkway and Barton Road in the unincorporated Granite Bay area. The Planning Commission will also consider the adoption of a Mitigated Negative Declaration (State Clearinghouse Number 2025121125) and Mitigation Monitoring and Reporting Plan prepared for the project pursuant to Section 15070 of the California Environmental Quality Act Guidelines and Section 18.16.010 of the Placer County Environmental Review Ordinance (Negative Declarations).
