ALL THAT CERTAIN piece, parcel or lot of land lying, being and situate in the State of South Carolina, County of York being designated as Lot 17 of Huntington Subdivision, as shown on a plat of property shown in Plat Book 99 at Page 49 and in Plat Book 92 at Page 346 in the Office of the Clerk of Court for York County, South Carolina, to which plat reference is made for a more particular description as to metes and bounds.
SUBJECT to Easements, Restrictions, and Covenants of record, if any.
THIS BEING the same property conveyed unto Marvin Jermel Douglas and Jacqueline Douglas, for and during their joint lives, and upon the death of either of them. to the survivor of them, by virtue of a Deed from Phillip Ryan Totherow and Jacqueline Brooke Allen Totherow dated August 4, 2020 and recorded August 5, 2020 in Book RB 18474 at Page 17 in the Office of the Clerk of Court for York County, South Carolina.

TERMS OF SALE: For cash. Interest at the current rate of 65% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for York County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Twenty (20) days, the Master-in-Equity for York County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. As a personal or deficiency judgment is demanded, the bidding will remain open for a period of thirty (30) days pursuant to the S.C. Code Ann. Section 15-39-720 (1976). Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property. Prospective bidders may wish to assess these matters to their satisfaction prior to sale. Sale is subject to that first mortgage given by Marvin Jermel Douglas and Jacqueline Douglas to Founders Federal Credit Union, in the amount of $382,500.00 dated April 5, 2022 and recorded April 13, 2022, in Book No. RB 20115, at Page 191 in the Office of the Clerk of Court - York County, South Carolina, making Founders Federal Credit Union the lien holder of said first priority mortgage.
