NOTICE OF SALE 2026-CP-46-01529 BY VIRTUE of a decree heretofore granted in the case of: FEDERAL HOME LOAN MORTGAGE CORPORATION, AS TRUSTEE OF THE FREDDIE MAC SLST 2023-1 PARTICIPATION INTEREST TRUST against Terri Lynn Willis a/k/a Terri Willis, The South Carolina Department of Revenue, Clover Meadows Homeowners Association, Inc., I, the undersigned Master in Equity for York County, will sell on October 5, 2026, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the York County Family Court, 1555 West Main Street in Rock Hill, South Carolina, 29745, to the highest bidder, the following described property, to-wit: Lying and being in the Town of Clover, York County, South Carolina and being more particularly described as follows: BEING all of Lot 50 of Clover Meadows subdivision, Phase 1, Map 3, as same is shown on a plat thereof recorded in Plat Book C-393, Page 7, in the Office of the Clerk of Court for York County, South Carolina. This being the same property conveyed to Terri Lynn Willis by deed of C. P. Morgan Communities of Charlotte, LLC dated March 16, 2006 and recorded on March 17, 2006 in Book 7872 at Page 209. TMS No. 010-08-01-094 Property Address: 929 Torsion Lane, Clover, SC 29710 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 3.1250%. THIS SALE IS SUBJECT TO ASSESSMENTS, COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. Since a deficiency judgment is being demanded, the bidding will remain open for thirty (30) days after the date of sale, pursuant to S.C. Code ANN. Section 15-39-720, (1976). The deficiency judgment may be waived by the Plaintiff upon written request prior to sale. NOTICE: The foreclosure deed is not a warranty deed.
