MASTER IN EQUITY'S SALE 2025-CP-46-04689 BY VIRTUE of a decree heretofore granted in the case of: Nationstar Mortgage, LLC d/b/a Mr. Cooper against Jamie Watson, I, the undersigned Master in Equity for York County, will sell on September 14, 2026 at 11:00 AM, at Master in Equity, located at the York County Family Court at 1555 West Main Street, Rock Hill, SC 29732, to the highest bidder: All that certain piece, parcel, or tract of real property containing 0.80 acres, more or less, lying and being on the south side of S.C. Highway No. 172, Old Limestone Road, and being set forth and shown as Lot No. 2 on a plat of survey of Churchill Estates prepared by Bradford M. Hucks & Son dated February 4, 1981, and recorded in Plat Book 63, at Page 2, RMC Office for York County, South Carolina. According to said plat said Lot No. 2 containing 0.80 acres, more or less, is described by metes and bounds as follows: BEGINNING at a Corner on edge of S.C. Highway 172 and being an intersecting front corner with Lot No. 1, and Lot No. 2 as set forth on said plat; thence with southern edge of said highway N. 86-17-02 W. 125 feet more or less to corner intersecting with Lot No. 3 as set forth on said plat; thence with dividing line of Lot No. 2 and No. 3, S. 03-42-58 W. 280 feet more or less to rear corner; thence S. 86-17-02 E. 125 feet, more or less, to corner; thence with dividing lines of Lots 1 and 2. Title to the estate or interest shown in Schedule A was acquired by an instrument dated January 25, 1985 and recorded January 28, 1985 as Book 800, Page 227 of the Official Records of York County, South Carolina from Harold M. Dickson and Manning E. Biggers, grantor, to Donald O Ledford and Mildred N. Ledford, for and during their joint lives, grantee. This being same property conveyed to Donald O. Ledford and Mildred N. Ledford, for and during their joint lives and upon the death of either of them, then to the survivor of them, by deed from Harold M. Dickson and Manning E. Biggers dated January 25, 1985 and recorded January 25, 1985 in the Office of the Deed of Registers for York County, South Carolina, in Book 800 at Page 227. Thereafter, Mildred N. Ledford a/k/a Mildred Mae Ledford died on or about September 16, 2009 as evidenced by York County Probate Court Case Number 2011-ES-46-00525, and her interest passed to Donald O. Ledford as the surviving joint tenant. Thereafter, Donald O. Ledford a/k/a Donald Odell Ledford died on or about February 3, 2020 as evidenced by York County Probate Court Case Number 2020-ES-46-00277, and his interest in the property was conveyed to Jamie Watson by deed of distribution dated March 28, 2022 and recorded March 29, 2022 in the Office of the Deed of Registers for York County, South Carolina, in Book 20078 at Page 259. Property Address: 451 W Old Limestone Road, York, SC 29745 Parcel No. 353-00-00-033 Pursuant to South Carolina Supreme Court Administrative Order 2022-02-17-02, protective masks are no longer required in county courthouses; however, any person who is at risk or concerned about the dangers of COVID-19 may continue to wear a mask inside any courthouse, subject to a request from judges, courthouse staff, or law enforcement to briefly remove that mask during the presentation of a case or when necessary for security or identification purposes. TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of the amount bid, in certified check, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the terms of the bid within twenty (20) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). If such sale is made to the Plaintiff or its assignee for more than the total debt at the time of the sale, the Plaintiff shall have thirty (30) days to tender the difference between the total debt at the time of the sale and the sale price. A personal or deficiency judgment being waived by Plaintiff, the sale shall close on the Sales Day. Purchaser to pay for documentary stamps on Master in Equity's Deed. The successful bidder will be required to pay interest on the amount of the balance of the bid from date of sale to date of compliance with the bid at the rate of 5.5% per annum. SAVE AND EXCEPT ANY RELEASES, DEEDS OF RELEASE, OR PRIOR CONVEYANCES OF RECORD. SUBJECT TO ASSESSMENTS, COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
