CIVIL ACTION NO. 2015-CP-46-00896 BY VIRTUE of the judgment granted in U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCAF ACQUISITION TRUST vs. Boyce E. Broome, III a/k/a Boyce Elliott Broome, III, the Master In Equity for York County, South Carolina, will sell on August 3, 2026 at 11:00 AM, or on another date approved by the Court, at the Master in Equity's Office, Moss Justice Center, Courtroom C, 1675 York Hwy, City of York, State of South Carolina, to the highest bidder: The land referred to herein is situated in the State of SC, County of York, City of Rock Hill and described as follows:
ALL that certain piece, parcel or tract of land lying on both sides of Williamson Road, in York County, South Carolina, and being more fully described as follows, to wit: Beginning at a point in the center of Williamson Road, 2,068 feet West of the Emma Moore, et al. corner and running thence S 44-22-51 W 376.57 feet to an iron; thence N 41-11-35 W 698.96 feet to a point in the center of Williamson Road; thence with the road S 70-08-06 E 385.69 feet to the East corner of Tract 6; thence N. 19-51-54 E 200.00 feet to an iron; thence N 8-51-27 W 439.24 feet to an iron on the Southern border of Tract 2; thence with Tracts 2 and 3 S 70-08-06 E 481.72 feet to a corner with Tract 4; thence S 26-51-54 W 589.59 feet to a point in Williamson Road; thence with the road S 70-26-02 E 82.40 feet and S 72-22-16 E 101.13 feet to the beginning; containing 7.06 acres and being shown as Tract 5 on Map of Mack Baccus Estate made by William C. White, Jr. and dated August 7, 1991. This tract is also subject to a 25 foot right-of-way as shown on the above mentioned Map.
LESS AND EXCEPT: All that certain piece, parcel or lot of land lying, being and situate in the State of South Carolina, County of York on Williamson Road, as shown on Plat of Survey for David A. Brown, drawn by William V. Hipp, PLS dated October 20, 2005, recorded in Plat Book D-42 at Page 2, in the Office of the Clerk of Court for York County, South Carolina, which Plat is hereby incorporated herein as part of this description and made a part hereof for a more accurate depiction of metes, bounds, courses, and distances, and being more particularly described as follows: Beginning at a point in the centerline of Williamson Road (66' R/W) approximately 256.52 feet to the intersection with Overlook Road running thence along said centerline S 72-15-51 E 768.11 feet to a point; thence turning and running N 53-00-00 W 698.91 feet to a point; thence turning and running S 42-36-33 W 376.59 feet to a point. Said Tract containing 3.012 acres, more or less, as shown on above-referenced Plat.
Being the same parcel conveyed to Boyce E. Broome, III, and Heather Broome from Hattie Pickett, by virtue of a Deed dated 1/31/2006, recorded 2/01/2006, in Deed Book 7766, Page 63, County of York, State of South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within twenty (20) days, the Master In Equity may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
Purchaser to pay for documentary stamps on the deed. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
