NOTICE OF SALE
CIVIL ACTION NO. 2025-CP-46-03320 BY VIRTUE of the judgment granted in First Federal Bank vs. Matthew Lisconish; The United States of America, acting by and through its Agency, The Secretary of Housing and Urban Development, the Master In Equity for York County, South Carolina, will sell on July 6, 2026 at 11:00 AM, or on another date approved by the Court, at the Master in Equity's Office, Moss Justice Center, Courtroom C, 1675 York Hwy, City of York, State of South Carolina, to the highest bidder:
Tract 1:
All that certain lot of land on Alexander Street, in the Town of Clover, County of York, and State of South Carolina, and being shown on a plat made of the M.R. Falls property by W.J. Dixon, Surveyor, in March, 1949, and the property conveyed herein is the small lot adjoining the Franklin and Robinson property being further described as: Beginning at an iron on the north side of Alexander Street; the said beginning point being between the property conveyed herein and the Franklin property, and running thence N 6-30 W 86 feet; thence N 62-00 E 75 feet; thence S 6-00 E 74 feet; thence S 54-00 W 75 feet.
Tract 2:
All that piece, parcel or lot of land in the Town of Clover, County of York, and State of South Carolina, located to the rear of the former property of Ray Robinson and having the following courses and distances, to wit: Beginning at an old rock corner, the northwest corner of the former property of Ray Robinson, and the southwest corner of the property hereinafter described, and running from said beginning corner N. 9-26 W 90 feet to an iron; thence N 73-39 E 73.0 feet to an iron; thence S 8-13 E 75 feet to an iron, northeast corner of the former property of Ray Robinson; thence along the rear line of the former Ray Robinson lot S 62-00 W 75 feet to the beginning corner.
This being the same property conveyed to Matthew Lisconish by deed of LaDina J. Pacola dated March 11, 2022, and recorded March 11, 2022, in Book 20043 at Page 136 in the Office of the Clerk of Court for York County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within twenty (20) days, the Master In Equity may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
Purchaser to pay for documentary stamps on the deed. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
