BY VIRTUE of a decree heretofore granted in the case of: Family Trust Federal Credit Union vs. Clayton McFarland; and Amethyst Gramley, I, the undersigned Teasa Kay Weaver, Master in Equity for York County, will sell on Monday, June 1, 2026 at 11:00 AM, at the Moss Justice Center, 1675 York Highway, York, SC 29745.
The property to be sold to the highest bidder:
Tract 1 - All that certain piece, parcel or tract of land lying, situate and being in the City of Rock Hill, County of York, State of South Carolina and being more particularly described as follows:
Beginning at a state on the western side of Confederate Avenue, inside line of sidewalk, running thence with Confederate Avenue S. 27-30 W. 10 feet; thence N. 62-30 W. 180 feet; thence N. 27-30 E. 10 feet; thence S. 62-30 E. 180 feet to the beginning point.
Tract 2 - All that certain piece, parcel or lot of land lying, being and situate in the City of Rock Hill, County of York, State of South Carolina, and designated as Lot Nos. 86 and 87 on Map of Willowbrooks Garden, Property of John R. Williams, Rock Hill, South Carolina per survey of H.H. White, C.E., dated May 1926. said lots having the following courses and distances, to wit:
Beginning at a stake on western side of Confederate Avenue inside line of sidewalk and running thence with the line of property now or formerly of Nancy Goforth, N. 62-30 W. 180 feet to a stake; thence N. 27-30 E. 50 feet to a stake; thence S. 62-30 E. 180 feet to stake on line of sidewalk of said Confederate Avenue; thence with inside line of sidewalk S. 27-36 W. 50 feet to the beginning corner, all of which will more fully appear in and by reference to said map.
This being the same property to Steven R. Shehan by deed of Thomas H. Garner dated February 1, 2018 and recorded February 6, 2018 in Book 16816 at Page 356 in the Office of the Clerk of Court/Register of Deeds for York County.
Subsequently, Steven R. Shehan a/k/a Steven Rice Shehan a/k/a Steven Roger Shehan a/k/a Steve Shehan died intestate on or about October 23, 2024, leaving the subject property to his devisees, namely Barbara Bigham a/k/a Barbara S. Bigham, Christy Sexton a/k/a Christy A. Sexton, Darrell Outlaw a/k/a Darrell J. Outlaw, John Palmer Shehan, III a/k/a John P. Shehan, III a/k/a John Shehan, Kim Styles a/k/a Kimberly O. Styles, and Trina Outlaw a/k/a Trina K. Outlaw, as is more fully preserved in the probate records for York County in Case No. 2024-ES-46-01576; also by that Deed of Distribution, dated January 30, 2025 and February 4, 2025 and recorded February 18, 2025, in Book 21754 at Page 290 in the Office of the Clerk of Court/Register of Deeds for York County.
Subsequently, Barbara Bigham, Christy Sexton, Darrell Outlaw, John Palmer Shehan, III, Kim Styles and Trina Outlaw conveyed the subject property to Clayton McFarland and Amethyst Gramley by deed dated January 30, 2025 and recorded February 19, 2025 in Book 21756 at Page 440 in the Office of the Clerk of Court/Register of Deeds for York County.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of said bid is due and payable immediately upon closing of the bidding, in certified funds or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of non-compliance. In the event of a third party bidder and that any third party bidder fails to deliver the required deposit in certified (immediately collectible) funds with the Office of the Master in Equity, said deposit being due and payable immediately upon closing of the bidding on the day of sale, the Master in Equity will re-sell the subject property at the most convenient time thereafter (including the day of sale) upon notification to counsel for Plaintiff. Should the last and highest bidder fail or refuse to comply with the balance due of the bid within 20 days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder).
No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.
Purchaser to pay for documentary stamps on Master in Equity's Deed. The successful bidder will be required to pay interest on the balance of the bid from the date of sale to date of compliance with the bid at the rate of 6.750% per annum.
The Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale.
The sale shall be subject to taxes and assessments, existing easements and restrictions of record.
This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given.
The sale will not be held unless either Plaintiff's attorney or Plaintiff's bidding agent is present at the sale and either Plaintiff's attorney or Plaintiff's bidding agent enters the authorized bid of Plaintiff for this captioned matter. In the alternative, Plaintiff's counsel, if permitted by the Court, may advise this Court directly of its authorized bidding instructions. In the event a sale is inadvertently held without Plaintiff's Counsel or Counsel's bidding agent entering the authorized bid of Plaintiff for this specifically captioned matter, the sale shall be null and void and the property shall be re-advertised for sale on the next available sale date.
