NOTICE OF SALE 2025-CP-46-03867 BY VIRTUE of a decree heretofore granted in the case of: Nationstar Mortgage LLC against The Personal Representative, if any, whose name is unknown, of the Estate of Robert Gordon Butler, Jr.; Courtney Butler, Kylend Butler, and Chanea Marie Stone, and any other Heirs-at-Law or Devisees of Robert Gordon Butler, Jr., Deceased, their heirs, Personal Representatives, Administrators, Successors and Assigns, and all other persons entitled to claim through them; all unknown persons with any right, title or interest in the real estate described herein; also any persons who may be in the military service of the United States of America, being a class designated as John Doe; and any unknown minors or persons under a disability being a class designated as Richard Roe, TD Bank USA, N.A. as Successor-in-Interest to Target National Bank, Republic Finance, LLC, and First Franklin Financial, I, the undersigned Master in Equity for York County, will sell on June 1, 2026, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the Moss Justice Center, 1675 York Highway in York, South Carolina, 29745, to the highest bidder, the following described property, to-wit: All that certain, piece, parcel, or lot of land lying, and situate on the southwest side of Cureton Ferry Road in Catawba Township, York County, South Carolina, being the remaining 5.39 acre portion of Tract 6, Canal Development Corporation [See Plat Book 40, Page 189, Office of the Clerk of Court for York County, South Carolina for subdivision plat], and being more particularly described as follows: Beginning at a point in the center of right-of-way for Cureton Ferry Road, joint front corner of Tracts 6 and 7, and running thence along the joint dividing line of said tracts, S. 27-06-36 W. 611.60 feet to a point; thence along the rear of the property, N. 83-11-24 W. 5.50 feet, S. 89-59-42 W. 190.61 feet, N. 55-56-24 W. 236.30 feet, and N. 64-28-13 W. 80.68 feet to a point; thence along joint dividing line with Tract 5, N. 41-13-23 E. 301.10 feet to a point; thence along joint dividing lines with a 1.00 acre lot [See Plat 143, Page 379, Office of the Clerk of Court for York County, South Carolina] S. 48-48-00 E. 100.00 feet, and N. 41-12-00 E. 439.00 feet to a point; thence with the center of Cureton Ferry Road S. 52-35 E. 62.84 feet and S. 57-38 E. 150.00 feet to the point of beginning. This being the same property conveyed to Robert G. Butler, Jr. by deed from Philip A. Butler, Alice B. Drake, Bonnie B. Connor, and Herbert W. Butler dated January 6, 2011 and recorded January 13, 2011 in Book 11809 at Page 45, in the Office of the Clerk of Court for York County. Thereafter, Robert G. Butler, Jr. passed away on November 9, 2018, leaving the Property to his heirs. TMS No. 689-00-00-035 Property Address: 4320 Cureton Ferry Road, Catawba, SC 29704 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 5.0000%.
