BY VIRTUE of a judgment heretofore granted in the case of Southwest Stage Funding, LLC dba Cascade Financial Services vs. Benjamin Nicholas Graham; Jolanna Nicole Fowler; South Carolina Department of Employment and Workforce, I, Alan Clemmons, Master in Equity for Horry County, will sell on June 01, 2026, at 11:00 AM, at the Horry County Courthouse, 1201 Third Avenue, Conway, SC 29526, to the highest bidder.
ALL of that certain piece, parcel, or lot of land, situate io the County of Horry, State of South Carolina, designated as Lot 2, containing 2.56 acres, more or less, on a survey for Madonna Maselli, prepared by J & W Professional Land Surveyors, LLC, dated 03/17/2022, recorded on 04/12/2022 in the Office of the Register of Deeds for Horry County in Plat Book 304, Page 150.
Derivation: This being the same property conveyed to the Mortgagors herein by deed from Madonna Maselli dated August 17, 2023 and recorded August 21, 2023 in Book 4714 at Page 2355 in the Office of the Register of Deeds for Horry County.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five (5%) of his bid, in cash or equivalent, as evidence of good faith, the same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms or the bid within thirty (30) days, then the Master in Equity may resell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the former highest bidder).
Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
As a personal or deficiency judgment is specifically waived, bidding will conclude at the fall of the gavel on the date of the sale.
NOTICE: The foreclosure deed is not a warranty deed. Interested bidders should satisfy themselves as to the quality of title to be conveyed by obtaining an independent title search well before the foreclosure sale date.
The successful bidder will be required to pay interest on the amount of the bid from the date of sale to date of compliance with the bid at the rate of 6.87500% per annum.
