MASTER IN EQUITY'S SALE CASE NO. 2025-CP-46-03184 BY VIRTUE of a decree heretofore granted in the case of South Carolina State Housing Finance and Development Authority against Charnel L. Mobley, Charnel L. Mobley - Beneficiary, et al., I, the Master in Equity for York County, will sell on Monday, May 11, 2026, at 11:00 o'clock a.m., at the Moss Justice Center, York, South Carolina, to the highest bidder: The land referred to herein below is situated in the County of York, State of South Carolina, and is described as follows: All that certain piece, parcel or lot of land lying, being and situate on North Jones Avenue in the City of Rock Hill, York County, SC, shown and designated on Plat of Property of Volunteer Faith Center prepared by J.B. Fisher, S.C.R.L.S., February 10, 1993, recorded in Plat Book 115 at Page 183 in the Office of the Clerk of Court for York County, SC, and being more particularly described according to said plat as follows: Beginning at a point on North Jones Avenue 284.16 feet; more or less, from a nail and cap in the centerline of intersection of North Jones Avenue and E. Main Street, and running thence N. 54-12-17 W. 202.88 feet to a point; running thence N. 31-03-15 E. 63.00 feet to a point; running thence S. 53-20-41 E. 202.57 feet to a point on North Jones Avenue; running thence with North Jones Avenue S. 30-30-00 W. 60.00 feet to the point of beginning. This being the same property conveyed to Charnel L. Mobley by deed of Guardian Fidelity Mortgage, Inc. dated January 31, 2017 and recorded February 7, 2017 in the Office of the Register of Deeds for York County, South Carolina in Book 16225 at Page 326. Thereafter, Charnel Lakisha Mobley conveyed the subject property to Charnel L. Mobley - Beneficiary by Warranty Deed dated March 9, 2025 and recorded March 18, 2025 in the Office of the Register of Deeds for York County, South Carolina in Book 21803 at Page 234. TMS # 627-05-01-030 Property Address: 121 N. Jones Avenue Rock Hill, South Carolina 29730 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity for York County at conclusion of the bidding, five percent (5%) of the bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. If the Plaintiff's representative is not in attendance at the scheduled time of the sale, the sale shall be canceled and the property sold on some subsequent sales day after due advertisement. Should the last and highest bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, the deposit shall be forfeited and the Master in Equity for York County may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). As a deficiency judgment is being Waived, the bidding will not remain open thirty days after the date of sale. Purchaser shall pay for preparation of deed, documentary stamps on the deed, and recording of the deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 3.6250% per annum.
