NOTICE OF SALE CIVIL ACTION NO. 2025-CP-46-03699 BY VIRTUE of the judgment granted in Lakeview Loan Servicing LLC vs. Angela Spraul; American Express National Bank; River Hills Community Association, Inc.; River Hills Bluff Villas Condominium Association, the Master In Equity for York County, South Carolina, will sell on April 6, 2026, at 11:00 AM, or on another date approved by the Court, at the Master in Equity's Office, Moss Justice Center, Courtroom C, 1675 York Hwy, City of York, State of South Carolina, to the highest bidder: All that certain parcel of real property lying and being situate in River Hills Plantation, Bethel Township, York County, South Carolina, being a certain condominium unit designated as VILLA 71-B River Hills Bluff Villas Horizontal Property Regime I, contained in Building #7 and being part of Phase I, River Hills bluff Villas Horizontal Property Regime I, established pursuant to Title 57, Chapter 13, Code of Laws of South Carolina, 1962, as amended, by Master Deed dated and filed of record by River Hills Plantation Company, Inc. on September 28, 1973, and recorded in Deed Book 471, Page 422, Office of the Clerk of Court for York County, South Carolina, and by Amendment to Master Deed dated and filed of record by River Hills Plantation Company, Inc, on March 19, 1974, and recorded in Deed Book 480, Page 619, Office of the Clerk of Court for York County, South Carolina, and by Second Amendment to Master Deed dated and filed of record by River Hills Plantation Company, Inc. on February 27, 1975, and recorded in Deed Book 508, Page 24, Office of the Clerk of Court for York County, South Carolina. TOGETHER with the present undivided percentage interest in Common Elements of River Hills Bluff Villas Horizontal Property Regime I as defined and described in the above-referenced Master Deed. SUBJECT, HOWEVER, to (i) the provisions of the Horizontal Property Act of the State of South Carolina, as amended from time to time; (ii) the provisions, conditions, reservations. obligations. restrictions, easements, and other encumbrances set forth in the above--referenced Master Deed; (iii) the Declaration of Covenants, Restrictions and Affirmative Obligations Applicable to Class "B" Multi--Family Residence Areas, recorded in Deed Book 448, Page 152, Office of the Clerk of Court for York County, South Carolina; (iv) the Declarations of Covenants and Restrictions and Provisions of the River Hills Plantation Owners' Association, Inc. recorded In Deed Book 408, Pages 16--31, Office of the Clerk of Court for York County, South Carolina; (v) easements of record for the installation. operation, and maintenance of electric, telephone, water, sewer, and ocher utility services, and (vi) easement reserved by Duke Power Company in Deed to Crescent Land and Timber Corp. dated May 1, 1969, recorded In Deed Book 397, Page 361, permitting Duke Power to flood, pond and divert the waters of Lake Wylie over the tract of land from which the subject property is carved up to 580.0 feet above mean sea level, U.S.G.S. datum. This conveyance is subject to all easements and restrictive covenants imposed upon the subject lot within the chain of title., which are not intended to be reimposed hereby by reference thereto, and to ell such matters as would be revealed by an actual inspection of the conveyed premises. This being the same property conveyed to Angela Spraul by deed of Eric Kasimov and Jessica Kasimov dated November 22, 2021, and recorded November 23, 2021, in Book 19787 at Page 256 in the Office of the Clerk of Court for York County, South Carolina. CURRENT ADDRESS OF PROPERTY: 71 Ridgeport Rd, Clover, SC 29710 TMS: 577-20-01-034 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within twenty (20) days, the Master In Equity may re-sell the property on some subsequent sales day. Purchaser to pay for documentary stamps on the deed. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
