NOTICE OF SALE CIVIL ACTION NO. 2025-CP-46-03038 BY VIRTUE of the judgment granted in Wells Fargo Bank, N.A. vs. Any heirs-at-law or devisees of Eva Mae Potts, deceased, their heirs, Personal Representatives, Administrators, Successors and Assigns, and all other persons or entities entitled to claim through them; all unknown persons or entities with any right, title, estate, interest in or lien upon the real estate described in the complaint herein; also any persons who may be in the military service of the United States of America, being a class designated as Richard Roe; and any unknown minors, incompetent or imprisoned person, or persons under a disability being a class designated as John Doe; Christopher Potts; Bryan Potts, the Master In Equity for York County, South Carolina, will sell on April 6, 2026 at 11:00 AM, or on another date approved by the Court, at the Master in Equity's Office, Moss Justice Center, Courtroom C, 1675 York Hwy, City of York, State of South Carolina, to the highest bidder: All that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being in the Fort Mill Township, York County, South Carolina, containing 0.125 acres, more or less, according to Boundary Survey for Eva Mae Potts, prepared by Robert M. Brindle, PLS, dated May 8, 2006, which plat recorded in Plat Book 143 at Page 176, Office of the Clerk of Court for York County, South Carolina, is by reference incorporated herein as part of this description. This being the same property conveyed to Eva Mae Potts by deed of CMH Homes, Inc., dated June 22, 2006, and recorded July 18, 2006, in Book 8216 at Page 157 in the Office of the Register of Deeds for York County, South Carolina. CURRENT ADDRESS OF PROPERTY: 202 Joe Louis Street, Fort Mill, SC 29715 TMS: 020-04-35-039 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within twenty (20) days, the Master In Equity may re-sell the property on some subsequent sales day. No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately. Purchaser to pay for documentary stamps on the deed. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
