NOTICE OF SALE
CIVIL ACTION NO. 2025-CP-46-03153 BY VIRTUE of the judgment granted in Freedom Mortgage Corporation vs. Charles Snipes a/k/a Charles M. Snipes; the Master In Equity for York County, South Carolina, will sell on April 6, 2026 at 11:00 AM, or on another date approved by the Court, at the Master in Equity's Office, Moss Justice Center, Courtroom C, 1675 York Hwy, City of York, State of South Carolina, to the highest bidder:
All that certain piece, parcel or lot of land together with improvements thereon, in the City of Rock Hill, County and State aforesaid, with the following shape and form: BEGINNING at a stake on Jackson Street at a point where there was now or formerly a fence between the lot hereby conveyed and the lot now or formerly of Mrs. Jennie B. Dunlap, and running with Jackson Street about 41 feet to a stake on the line of the lane of the White Estate (now or formerly); thence with the line of the lands of the White Estate (now or formerly) 102 feet to a stake on the line of the lot now or formerly of V. B. Blankenship; thence with the line of the lot of V. B Blankenship about 44 feet to a point rear end of the above referred to division fence; thence with said division fence about 102 feet to the beginning corner. Same property being shown more recently on a Plat of Property of George E. Elkins and Linda B. Elkins drawn by Kenneth R. Staton, SCRLS, dated May 21, 2004, recorded in Plat Book 141 at Page 577 in the Office of the Clerk of Court for York County, South Carolina.
This being the same property conveyed to Charles M. Snipes by deed of Oceanic Ways, LLC, dated December 21, 2018, and recorded January 29, 2019, in Book 17382 at Page 69 in the Office of the Clerk of Court for York County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within twenty (20) days, the Master In Equity may re-sell the property on some subsequent sales day.
Deficiency judgment being demanded, the bidding will remain open for a period of thirty (30) days as provided by law. The Plaintiff may waive its right to a deficiency judgment prior to sale.
Purchaser to pay for documentary stamps on the deed. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. The Defendant United States of America (non-IRS) waived in writing any federal right of redemption under 28 U.S.C. § 2410(c).
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
