NOTICE OF FORECLOSURE SALE
Willorbrook Condominium Homes Horizontal Property Regime, Inc.. v. Glenda Avila as Trustee of Florin Trust
By virtue of an Order of Foreclosure and Sale hereinbefore granted in the case above named, Case Number 2025-CP-46-03094, I, the undersigned Master in Equity for York County, will sell on April 6, 2026 at 11:00 a.m., or at any subsequent sales date hereinafter scheduled, at the Moss Justice Center, 1675 York Highway, Courtroom C, York, SC, to the highest bidder, for cash in hand, all the right, title and interest in the following described property:
All that certain piece, parcel, or lot of land, with any and all improvements thereon, lying and being situate in the City of Rock Hill, York County, South Carolina and being a certain condominium unit designated as Home Number 45, Willowbrook Condominium Homes Horizontal Property Regime, designated as 471 Willow Spring Lane, Rock Hill, South Carolina, and being part of Willowbrook Condominium Homes Horizontal Property Regime, established pursuant to Title 27, Chapter 31, Code of Laws of South Carolina, 1976, as amended, by Master Deed dated December 22, 1982, and duly recorded in Deed Book 684, at page 174, as amended by Amendment to Master Deed dated April 25, 1983 recorded in Deed Book 699, at Page 253; thereafter as amended by Amendment to Master Deed dated July 27, 1983 Deed Book 713, at Page 10; thereafter, as amended by Amendment to Master Deed dated October 3, 1983 and recorded October 5, 1983 in Deed book 723 at page 331; all in the Office of the Clerk of Court for York County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at the conclusion of the bidding, five percent (5%) of the bid, in cash or its equivalent as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or fail to comply with the other terms of the bid within twenty (20) days, the Master in Equity may resell the property on the same terms and conditions on a subsequent sales day at the risk of said highest bidder. Interest shall run from the date of sale to the date of compliance with the bid.
The property is to be sold subject to taxes due thereon, and any other restrictions and easements of public record. A deficiency judgment is not sought in this case; therefore the bidding shall conclude on the sale day. The purchaser at sale is to pay for all documentary stamps and recording fees on the deed.
