2025-CP-46-04082 BY VIRTUE of a decree heretofore granted in the case of: Carolina Capital Reserve Fund I, LLC against Daxis Holdings, LLC and Jonathan Davis, I, the undersigned Master in Equity for York County, will sell on April 6, 2026, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the Moss Justice Center, 1675 York Highway in York, South Carolina, 29745, to the highest bidder, the following described property, to-wit: All that certain piece, parcel or lot of land, lying and being situate in the State of South Carolina, County of York City of Rock Hill, being known and designated as 121 North Wilson Street, as is shown on a plat thereof prepared by J.B. Fisher, SCRLS, dated August 20, 1986, recorded in Plat Book 84 at Page 54, which plat is incorporated herein by reference and having such metes, bounds, courses and distances as by this reference to said plat will more fully appear. This being the same property conveyed to Daxis Holdings LLC by deed of Blue Star Management LLC dated September 20, 2022 and recorded September 21, 2022 in Book 20413 at Page 361; subsequently, deeded to Daxis Holdings, LLC and Bloom Building, LLC by Quit Claim deed dated June 3, 2025 and recorded June 4, 2025 in Book 21950 at Page 129. TMS No. 598-22-03-022 Property Address: 121 North Wilson Street, Rock Hill, SC 29730 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 9.0000%. THIS SALE IS SUBJECT TO ASSESSMENTS, COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. Since a deficiency judgment is being demanded, the bidding will remain open for thirty (30) days after the date of sale, pursuant to S.C. Code ANN. Section 15-39-720, (1976).
