NOTICE OF SALE Case No. 2025-CP-46-03171 BY VIRTUE of that certain Decree of the Court of Common Pleas for York County, South Carolina, heretofore granted in the case of Founders Federal Credit Union vs. Stella R. Grennan a/k/a Stella Roseann Margiotta Grennan a/k/a Roseann Grennan (deceased), et al., I, the undersigned Master-In-Equity for York County, South Carolina or my agent, will sell on April 6, 2026, at 11:00 a.m., at the Moss Justice Center, 1675 York Highway, York, SC 29745, to the highest bidder, the following described property: All that certain piece, parcel or lot of land lying, being and situate on the eastern side of Elm Street in Fort Mill Township, York County, South Carolina, known and designated as a portion of Lot 12, Block E, Fort Mill Subdivision No. 2 and being more particularly shown and described as Tract 1, containing 0.98 acres on Plat of Survey for Lauren Helms, drawn by David D. Shaw, PLS dated December 31, 1996 and recorded in the Office of the Clerk of Court for York County in Plat Book A-184, at page 9. DERIVATION: This being the same property conveyed to James A. Grennan and Stella R. Grennan by deed from Lauren Helms recorded November 24, 2004 in Record Book 6713, Page 259, in the Office of the Clerk of Court for York County, SC. TMS No.: 713-00-00-039 ADDRESS: 112 Elm St., Fort Mill, South Carolina TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master-in-Equity or her agent, at the conclusion of the bidding, five (5%) percent of the bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms of the bid within twenty (20) days, then the Master-in-Equity or her agent may resell the property on the same terms and conditions on some subsequent sales day at the risk of the said highest bidder. The sale shall be subject to York County taxes and assessments and to existing easements and restrictions of record. Furthermore, the property shall be sold subject to the 120 day right of redemption period which may be exercised by the United States of America, on behalf of its agency, the Internal Revenue Service, arising under 28 U.S.C. §2410(c). Purchaser to pay for the preparation of the Deed, documentary stamps on the Deed, recording of the Deed, and interest on the balance of the bid from date of sale to date of compliance with the bid at the contract rate of interest of 9% per annum. Attention is drawn to the Court Order on file with the Clerk of Court for York County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale. As a deficiency judgment is being demanded, the bidding will remain open for thirty (30) days after the date of sale as provided by law. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE THE DEFICIENCY UP TO AND INCLUDING THE DATE OF SALE. If Plaintiff or its representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect.
