NOTICE OF SALE CIVIL ACTION NO. 2023-CP-46-03116 BY VIRTUE of the judgment granted in Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Loans Structured Transaction Trust, Series 2020-2 vs. Johnathan C. Brazzell; Diane H. Brazzell; TD Bank, N.A., the Master In Equity for York County, South Carolina, will sell on March 9, 2026 at 11:00 AM, or on another date approved by the Court, at the Master in Equity's Office, Moss Justice Center, Courtroom C, 1675 York Hwy, City of York, State of South Carolina, to the highest bidder: All that certain piece, parcel, lot or tract of land lying, being and situate in the City of York, York County, SC and being shown and designated as Lot 27 on plat of Cannon Mills, recorded in Plat Book 69, page 31. Also being shown on plat of property of James B. Gragg and Sheri S. Gragg by J.B. Fisher, dated November 19, 1991 and recorded in Plat Book 100, page 616 and being more particularly described according to said plat as follows, to wit: Beginning at a point on Ross Cannon Street, joint front corner of Lots 26 and 27 and running thence with the dividing line between said lots S. 78-19-49 E. 215.05 feet to a point; thence S. 37-49-59 W. 147.96 feet to a point; thence N. 75-10-00 W. 169.85 feet to a point; thence N. 20-46-37 E. 125.00 feet to the point of beginning. This being the same property conveyed to Jonathan C. Brazzell by Deed of James B. Gragg and Sheri S. Gragg dated April 19, 2000, and recorded April 24, 2000,in Book 3098, Page 101 in the Records for York County, South Carolina. Thereafter, this being the same property conveyed to Jonathan C. Brazzell and Diane H. Brazzell, as joint tenants with rights of survivorship by deed of Jonathan C. Brazzell dated June 07, 2011, and recorded June 08, 2011, in Book 12016, Page 159 in the Records for York County. Subsequently, Diane H. Brazzell conveyed her entire divided one-half (1/2) interest divided right to Jonathan C. Brazzell by Deed dated May 07, 2019, and recorded May 08, 2019, in Book 17533, Page 372 in said Records. CURRENT ADDRESS OF PROPERTY: 52 Ross Cannon St, York, SC 29745 TMS: 070-16-01-156 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within twenty (20) days, the Master In Equity may re-sell the property on some subsequent sales day. No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately. Purchaser to pay for documentary stamps on the deed. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
