BY VIRTUE OF A DECREE of the Court of Common Pleas for York County, South Carolina, heretofore issued in the case of Truist Bank vs. Michael Wayne Dolan, II; Jessica M Evans; Crystal Dolan Canty; South Carolina Department of Revenue I the undersigned as Master-in-Equity for York County, will sell on February 2, 2026 at 11:00 AM at Moss Justice Center 1675 York Hwy, York, South Carolina 29745 to the highest bidder:

All that certain piece, parcel or lot of land lying, being and situate on the northeastern side of Smith Circle, in Catawba Township, York County, South Carolina, and being designated as Lot 14 on Plat of Property of Albert L. Smith, recorded in Plat Book 34, at Page 210, and more particularly shown on plat of Property Surveyed for Michael W. Dolan and Ida E. Dolan, prepared by J. B. Fisher, SCRLS, dated September 19, 1996, and recorded in Plat Book A154 at Page 3 , in the Office of the Clerk of Court for York County, S.C., and being more fully described according to said plat, as follows:
BEGINNING at a P.K. nail set in the centerline of Smith Circle (having a 66' right-of-way) S. 58-43-41 E. 245.68 feet from a P.K. nail set in the centerline of the intersection of Smith Circle and Rocklyn Drive, said beginning point being located at the joint front corner of Lots 14 and 16, and running thence along the line dividing Lot 14 from Lots 16 and 4 respectively, N. 61-23-00 E. 387.52 feet to a 1" iron pipe found (passing a 5/8" iron pin set on the edge of the right-of-way of Smith Circle 35.14 feet from the centerline) thence running along the line dividing Lots 14 and 13, S. 35-00- 45 E. 147.94 feet to a 1" pipe found; thence running along the line dividing Lots 14 and 20, S. 29-33-05 E. 68.59 feet to a 3/4" pinch pipe found; thence running along the line dividing Lots 14 and 21, S. 53-49-35 W. 268.00 feet to a P.K. nail in the centerline of the right-of-way of Smith Circle (passing a 5/8" iron pin set on the edge of the right-of-way of Smith Circle 30.99 feet from the centerline) thence running along the centerline of Smith Circle N. 57-41-09 W. 287.00 feet to the point of beginning; said lot containing 1.791 acres.
Being the same property conveyed to Michael W. Dolan and Ida E. Dolan by Deed of Donna H. Adams fka Donna H Smith, Individually and as Special Conservator for Charles A. Smith and Carrie L. Smith dated September 24, 1996 and recorded September 26, 1996 in Volume 1649 at Page 346, in the Office of the Register of Deeds for York County, South Carolina.
Thereafter, Ida E. Dolan passed away and her interst in the subject property was passed to Michael W. Dolan, Michael W. Dolan II, Jessica M. Evans, and Crystal Dolan Canty by probate of Estate File No. 2016ES4600689. See also Deed of Distribution recorded June 21, 2016 in Volume 15746 at Page 262, in the Office of the Register of Deeds for York County, South Carolina.
Thereafter, Michael W. Dolan aka Michael Wayne Dolan passed away and his interest in the subject property was passed to Michael W. Dolan II, Jessica M. Evans, and Crystal Dolan Canty by probate of Estate File No. 2022ES4600478. TERMS OF SALE: For cash. Interest at the current rate of 8.5% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for York County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Twenty (20) days, the Master-in-Equity for York County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property. Prospective bidders may wish to assess these matters to their satisfaction prior to sale.
