BY VIRTUE of that certain Decree of the Court of Common Pleas for York County, South Carolina, heretofore granted in the case of Founders Federal Credit Union vs. Jonathan Chad Brown a/k/a Jonathan C. Brown, I, the undersigned Master-In-Equity for York County, South Carolina or my agent, will sell on January 5, 2026, at 11:00 a.m., at the Moss Justice Center, 1675 York Highway, York, SC 29745, to the highest bidder, the following described property:
All that certain piece, parcel, or lot of land, lying, and situate in the State of South Carolina, County of York, City of Rock Hill, on the northern side of Carey Drive, in Westover Extension Subdivision, designated as Lot No. 93 as shown on a Plat of Westover Extension made by R.H. Marett, RS, dated May, 1955, revised June 5, 1958, and recorded in Plat Book 18 at Page 14, in the Office of the Clerk of Court for York County, South Carolina, which plat is hereby incorporated herein as part of this description and made a part hereof for a more accurate depiction of metes, bounds, courses, and distances.
DERIVATION: Being the same property conveyed to Jonathan Chad Brown by Title to Real Estate from Flora W. Williams, dated June 20, 2014, and recorded on June 30, 2014, in Book 14212 at Page 130, York County Register of Deeds Office.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master-in-Equity or her agent, at the conclusion of the bidding, five (5%) percent of the bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms of the bid within twenty (20) days, then the Master-in-Equity or her agent may resell the property on the same terms and conditions on some subsequent sales day at the risk of the said highest bidder.
The sale shall be subject to York County taxes and assessments and to existing easements and restrictions of record.
PURSUANT TO S.C. CODE ANN. § 15-41-10, ET SEQ. REGARDING EXEMPTIONS, THE MINIMUM BID FOR THIS PROPERTY MUST BE IN THE AMOUNT OF THE HOMESTEAD EXEMPTION AND NO BIDS FOR THIS PROPERTY LESS THAN THE AMOUNT OF THE HOMESTEAD EXEMPTION WILL BE ACCEPTED.
ADDITIONALLY, THE SALE OF THE SUBJECT PROPERTY THROUGH THIS FORECLOSURE ACTION WILL BE MADE SUBJECT TO THE MERS MORTGAGE AND DEFENDANT BROWN'S HOMESTEAD EXEMPTION RIGHT.
Purchaser to pay for the preparation of the Deed, documentary stamps on the Deed, recording of the Deed.
Attention is drawn to the Court Order on file with the Clerk of Court for York County. The terms and conditions of the actual Court Order, to the extent of any inconsistencies, control over any terms or conditions contained in the Notice of Sale.
As this is a judicial lien foreclosure action, the bidding will not remain open and the sale will close on the day of the sale. Any proceeds realized from the sale of the property will be used and applied to reduce the amount of the judgment.
If Plaintiff or its representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect. In such event, the sale will be rescheduled for the next available sales day.
