NOTICE OF SALE NOTICE OF SALE CIVIL ACTION NO. 2025-CP-46-01642 BY VIRTUE of the decree heretofore granted in the case of: PennyMac Loan Services, LLC vs. Michael W. Travis, the undersigned Master In Equity for York County, South Carolina, will sell on December 8, 2025 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Master in Equity's Office, 2 South Congress St., Courtroom 2 City of York, State of South Carolina, to the highest bidder: All that certain piece, parcel or lot of land lying, being and situate in the State of South Carolina, County of York, being designated as Lot 12 on Plat of Ranch Wood Acres, recorded in Plat Book 58 at Page 127, and being further shown on Boundary and Physical Survey for Paul J. Schneider and Carol G. Schneider recorded in Book C-345 at Page 9 in the Office of the Clerk of Court for York County, South Carolina, to which plat reference is made for a more particular description as to metes and bounds. This being the same property conveyed to Michael W. Travis by deed of Paul J. Schneider and Carol G. Schneider dated September 28, 2018, and recorded October 3, 2018, in Book 17213 at Page 132 in the Office of the Clerk of Court for York County, South Carolina. CURRENT ADDRESS OF PROPERTY: 1910 Bobby Ray Rd, Clover, SC 29710 TMS: 282-00-00-034 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and first applied to the costs incurred by the Plaintiff related to the sale and the balance then applied to the Plaintiff's debt in a manner suitable to the Plaintiff. Should the last and highest bidder fail to comply with the other terms of the bid within twenty (20) days, then the Master In Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day. Deficiency judgment being demanded, the bidding will not be closed on the day of sale but will remain open for a period of thirty (30) days as provided by law. Plaintiff is demanding a deficiency. The Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. Purchaser to pay for documentary stamps on the Deed. The sale shall be subject to taxes and assessments, existing easements and restrictions, easements and restrictions of record and any other senior encumbrances.
