Notice of Sale C/A No: 2024-CP-46-03605 BY VIRTUE OF A DECREE of the Court of Common Pleas for York County, South Carolina, heretofore issued in the case of U.S. Bank National Association vs. C Bruce Espey a/k/a Carrol B Espey, a/k/a Bruce Espey; Wells Fargo Bank, National Association I the undersigned as Master-in-Equity for York County, will sell on December 8th, 2025 at 11:00 AM at Moss Justice Center 1675 York Hwy, York, South Carolina 29745 to the highest bidder: Legal Description and Property Address: ALL THAT CERTAIN piece, parcel or lot of land lying, being and situate on the southern side of Pennington Meadows Circle, near the City of Rock Hill, York County, South Carolina, and being shown and described on Plat of Property of Carrol Bruce Espey, drawn by J.B. Fisher, S.C.R.L.S., dated September 20, 1988, and being more particularly described according to said plat as follows: Beginning at a point on the southern side of Pennington Meadows Circle, 286.96 feet from Pennington Road, and running thence along Pennington Meadows Circle, S. 75-19- E. 140.00 feet to an old iron; thence running along line dividing Lots 32 and 33, S. 14-43-15 W. 425.17 feet to an old iron; thence running N. 75-13-54 W. 190.02 feet to an old iron; thence running N. 21-26 E. 427.86 feet to the point of beginning; same being designated as Lot 33 on plat of Pennington Meadows Subdivision, recorded in Plat Book 64, Page 57. THIS BEING the same property conveyed unto Carrol B Espey by virtue of a Deed from William Lloyd Heckle, Jr., and Pamela H. Heckle dated September 30, 1988, and recorded October 03,1988, in Book 1052 at Page 344 in the Office of the Clerk of Court for York County, South Carolina. 4875 Pennington Meadows Circle Rock Hill, SC 29732 TMS# 544-00-00-059 TERMS OF SALE: For cash. Interest at the current rate of 5.375% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for York County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Twenty (20) days, the Master-in-Equity for York County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
