BY VIRTUE of a decree heretofore granted in the case of: Mortgage Research Center, LLC d/b/a Veterans United Home Loans against Trevor Edwin Bowling; Madyson Michelle Bowling, I, the undersigned Master in Equity for York County, will sell on January 5, 2026 at 11:00 AM, York County Courthouse, Moss Justice Center, 1675 York Highway, York, SC 29745, to the highest bidder: All that certain piece, parcel or lot of land lying, being and situate in the State of South Carolina, County of York, City of Rock Hill, Catawba Township #3, being designated as Lot(s) 7 of Block 21, Southland Park Subdivision, Section 1, being shown on a plat of property recorded in Plat Book 37 Page 211; further shown on survey drawn for Paul A. Knox & Ethel T. Knox by Ashmark Land Surveyors dated June 8, 1994 and recorded on June 15, 1994 in Book 124 at Page 22, in the Office of the Clerk of Court for York County, South Carolina; reference to said plat is hereby made for a more complete description of the premises. This conveyance is made subject to any restrictions, reservations, and agreements, zoning ordinances or easements that may appear of record on the recorded plat or premises or within the chain of title, and is made subject to all matters apparent upon a reasonable inspection of the premises. No new boundary lines are created by this conveyance. This being the same property conveyed to Trevor Edwin Bowling and Madyson Michelle Bowling, as joint tenants with right of survivorship and not as tenants in common, by deed from Marc C. Pitre and Heather M. Pitre dated June 6, 2024 and recorded on August 13, 2024 in the Office of the Register of Deed for York County, South Carolina, in Book 21450 at Page 348. Property Address: 1240 Glenarden Drive, Rock Hill, SC 29730 Parcel No. 623-05-12-007 Pursuant to South Carolina Supreme Court Administrative Order 2022-02-17-02, protective masks are no longer required in county courthouses; however, any person who is at risk or concerned about the dangers of COVID-19 may continue to wear a mask inside any courthouse, subject to a request from judges, courthouse staff, or law enforcement to briefly remove that mask during the presentation of a case or when necessary for security or identification purposes. TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of the amount bid, in certified check, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the terms of the bid within twenty (20) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder).
