NOTICE OF PUBLICATION STATE OF NORTH CAROLINA WAKE COUNTY BY: The City of Raleigh TO: Southeast Properties, Lateshia Pridgeon - Anthony, Lateshia Anthony, Chauncey Pridgen, Claude Anthony Jr., Southeast Properties 17, LLC, owner(s), heirs(s), beneficiaries and other interested parties of the property located at 745 Fitzgerald Dr, Raleigh, North Carolina. NOTICE IS HEREBY GIVEN CONCERNING THE STRUCTURE(S) LOCATED AT 745 Fitzgerald Dr: I. That because: a: An inspection of this property was conducted on July 17, 2025, as authorized by Part 10A, Chapter 11, Article 11.6, and Section 11.6.6 of the Unified Development Ordinance Code for the City of Raleigh, North Carolina, entitled "Housing Code". b: Violations of Part 10A, Chapter 11, Article 11.6, Section 11.6.3 and 11.6.4 of the Unified Development Ordinance Code for the City of Raleigh, North Carolina, entitled "Housing Code", were observed, documented and are causing said structure(s) to be Unfit for Human Habitation. c: This structure is known as 745 Fitzgerald Dr, Raleigh, North Carolina, Pin No. 1712186603, REID No. 0057207 and recorded in Deed Book 017522, Page 02688 of the Wake County Register of Deeds Office. II. This is to advise a hearing will be held before the Housing & Neighborhoods Code Enforcement Inspector, Jacob Thomas, on April 09, 2026 at 10:00 a.m. at 421 Fayetteville Street, Suite 1200, Raleigh, North Carolina 27601. If the owner or representative(s) of the owner offer insufficient evidence to justify change of the inspector's findings, an order will be issued requiring compliance with the City of Raleigh Code within a specified period, which will not be less than 90 days.
