TO: DENO ADAMS, owner(s), heirs(s), beneficiaries and other interested parties of the property located at 310 Cutler St, Raleigh, North Carolina.
NOTICE IS HEREBY GIVEN CONCERNING THE STRUCTURE LOCATED AT 310 Cutler St
I. Pursuant to the provisions of Part 10A, Chapter 11, Article 11.5, Section 11.5.1 and 11.5.2 of the Unified Development Code of the City of Raleigh, entitled "Unsafe Buildings", a hearing was held at the time and place stated in the notice previously advertised in the News and Observer. Alan Pridgen, Code Enforcement Inspector, was present at the hearing on December 04, 2025 at 1:00 p.m.
II. The following conditions existed at 310 Cutler St. The conditions render the building unsafe and the building has been declared a public nuisance.
III. That because:
a. An inspection was conducted on 09/30/2025.
b. The rear of house is decayed and has fallen in.
c. Said structure, because of its condition, is dangerous to the health, safety, and welfare
of the public.
d. Said structure has been defined as an unsafe building as defined in Part 10A, Chapter
Article 11.5, Section 11.5.2 of the Unified Development Code of the City of
Raleigh and N.C.G.S. 160A-425 and 160A-426. Said structure is also a public
nuisance as defined in Sections 11.5.1 and 11.5.4 of the Unified Development Code of
the City of Raleigh.
IV. This structure is known as 310 Cutler St, Raleigh, North Carolina, Pin No. 1703372820, REID No. 0071798 and recorded in Deed Book 015387, page 02420 of the Wake County Register of Deeds Office.
V. Because of these violations, the structure is in an unsafe condition. Therefore, in accordance with Part 10A, Chapter 11, Article 11.5, Section 11.5.2 through 11.5.4 of the Unified Development Code of the City of Raleigh, entitled "Unsafe Buildings", it is ordered that the structure at 310 Cutler St, Raleigh, North Carolina be repaired, demolished by 03/21/2026.
VI. The owner of said property has the Right of Appeal, as provided in Section 160A-430 of the General Statutes of the State of North Carolina.
VII. If no appeal is made or if the violations have not been corrected by the deadline date, the City will proceed with the appropriate legal action.
