NOTICE OF SALE OF REAL PROPERTY AT PRIVATE SALE Notice is hereby given that, subject to confirmation by the Court, on August 5, 2026 or thereafter within the time allowed by law, CARLENE LEE, as Administrator of the Estate of GEORGE DOUGLAS BIXLER, SR., will sell at private sale to the highest and best net bidder on the terms and conditions stated below all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property. The petition requests confirmation of sale, with reappraisal within twelve months of the date of sale. This property is located in Coulterville, California, Assessor's Parcel Number 003-250-020000, and legally described as: "A tract of land situated in a portion of Sections 2,3, and 11, Township 3 South, Range 16 East, M.D.B.& M., Mariposa County, State of California, said tract of land also being a portion of those particular pieces and parcels of land conveyed to the Merced Gold Mining Company by Indenture recorded November 10, 1898 in Volume 18 of Deeds, Page 213, Mariposa County Records, said tract of land being more paricularly described in said indenture as follows: Begining at the corner common to Sections 2,3, 20, and 11, T.3 S., R.16 E., M.D.B.M.; thence S. 0° 55' E. Along the section line between Sections 10 and 11, and on the East boundary line of the Balance Millsite, 734 feet to a granite monument in the East side of the Mary Harrison Quartz Mine, GVT42-A, marked "M.H.7"; thence along the East side of the Mary Harrison Quartz Mine with the South boundary of the Northwest quarter of the Northwest quarter of said Section 11; thence along said South boundary S. 89° 52' E. 663.74 feet to an iron pin set in the ground 20 feet Westerly from the center of the road running from Coulterville to Mariposa; thence along and 20 feet Westerly from center of said road N. 39° 12' W. 550.3 feet to an iron pin set in the ground: thence N. 20° 59' W. 287.9 to an iron pin set in the ground; thence N. 34° 41'W. 314.35 feet to an iron pin; thence N. 22° 37' W. 165.35 feet to an iron pin set in the ground; thence N. 32° 15' W. 138.9 feet to an iron pin set in the ground; thence N. 51° 29' W. 175.5 feet to an iron pin placed at the intersection of said course with the North boundary of the Northwest quarter of said Section 11; thence N. 51° 47' W. 282.05 feet to an iron pin set in the ground; thence N. 32° 55' W. 432.9 feet to an iron pin set in the ground at the Southeast corner of Charles Saxtons land; thence S. 54° 49' W. along the South boundary of said lot or land 77.9 feet to a iron pin set in the ground on the East boundary of the Venture Quartz Claim, GVT 54; thence along said East boundary of said Venture Quartz Claim; S. 36° 28' E. 562.75 feet to a pine post set in the ground at the Southeast corner of the Venture Quartz Claim; thence along the South boundary of the Venture Quartz Claim S. 76° 28' W. 167.6 feet to a granite monument., the Northeast corner of the Mary Harrison Quartz Mine; thence S.87° 02' E. 5.3 feet to a granite monument at the Northwest corner of Balance Millsite; thence along the North boundary of the Balance Millsite N. 88° 02' E. 263.7 feet to the section corner common to Sections 2,3, 10 and 11, TP. 3 S., RG.16 E. M.D.B.M. and the place of beginning. Excepting therefrom Parcel No. 1 as said Parcel No. 1 was conveyed to the State of California by Grant Deed recorded September 25, 1963 in Volume 86 of Official Records Page 210, Mariposa County Records, said Parcel No. 1 being described in Grant Deed as follows: Beginning at a point that lies S. 37° 45' 12" E., 1,797.15 feet from the Northwest corner of said Section 11; said point bears right angles, 49.78 feet left of Engineer's Station 101+71.79 P.O.T. of the Department of Public Works 1962 survey centerline for State Highway, Road X-MPA-65a, between 1.5 miles South of Coulterville and the Mariposa-Tuolumne County Line, said point also being at coordinates Y-434,646.00 feet and X-2,092,400.31 feet; thence N. 54° 49' 52" W., 241.65 feet; thence N. 34° 12' 04"W., 352.78 feet to a point that lies S. 35° 26' 15"., 1,215.04 feet from said Northwest corner of Section 11, said being also radially opposite and 85.00 feet distant from engineer's Station 107+25.00 P.O.C. of said survey centerline; thence N. 43° 14' 40" E., 160.18 feet; thence S. 29° 16' 54" E. 370.21 feet; thence S. 50° 27' 51" E., 215.67 feet to a point in the South line of said line of said Northwest quarter of the Northwest quarter of said Section 11; thence S. 35° 01' 49" W., 106.79 feet to the point of beginning. Together with underlying fee interest, in any, appurtenant to the above-describe property in and to the adjoining public ways." The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record should any exist. The Administrator has a listing agreement with Jessie Wiggins (License No. 01992235). Brandon Butorac and Daniel G. Beck have agreed to purchase the property with brokerage fees of 5%. The property will be sold on the following terms: The current bid is $41,229 cash, or part cash and part credit, the terms of such credit to be acceptable to the undersigned and to the Court. Interested bidders should be familiar with probate estate practices in California and in Stanislaus County and are requested to provide a certified check (or checks) for 10% of the current bid of $41,229, or $4,122.90, plus 10% of any overbid, or any other appropriate amount required by local rules of Court or by the Court, the appropriate amount of the bid to accompany the offer by certified check, and the balance to be paid on close of escrow. Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of confirmation of sale. Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser or purchasers.
