NOTICE OF SALE OF REAL PROPERTY AT PRIVATE SALE
Notice is hereby given that, subject to confirmation by the Court, on August 5, 2026 or thereafter within the time allowed by law, CARLENE LEE, as Administrator of the Estate of GEORGE DOUGLAS BIXLER, SR., will sell at private sale to the highest and best net bidder on the terms and conditions stated below all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property. The petition requests confirmation of sale, with reappraisal within twelve months of the date of sale.
This property is commonly referred to as 4944 Mary Harrison Mine Road, Coulterville, California, Assessor's Parcel Number 003-230-015000, and legally described as:
"A tract of land situated in a portion of Section 3, 10, and 11, Township 3 Sout, Range 6 East, M.D.B.&M., Mariposa County, State of California, said tract of land being more particularly described as follows:
The Mary Harrison Quartz Mine, designated by the Surveyor General as Lot 42A, said Mary Harrison Quartz Mine being delineated on Mineral Survey Number MS-363, and more particularly described in the U.S. Patent recorded September 5, 1894 in Book Q of Patents, page 44, Mariposa County Records."
The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record should any exist.
The Administrator has a listing agreement with Jessie Wiggins (License No. 01992235). Brandon Butorac and Daniel G. Beck have agreed to purchase the property with brokerage fees of 5%.
Bids or offers are invited for this property and must be in writing and can be mailed to the office of William Broderick-Villa with Broderick Legal Group, attorney for the Administrator, at 1150 Ninth Street, Suite 1430, Modesto, CA 95354, or delivered to William Broderick-Villa personally, at any time after July 29, 2026 and before any sale is made.
The property will be sold on the following terms: The current bid is $39,690 cash, or part cash and part credit, the terms of such credit to be acceptable to the undersigned and to the Court. Interested bidders should be familiar with probate estate practices in California and in Stanislaus County and are requested to provide a certified check (or checks) for 10% of the current bid of $39,690, or $3,969, plus 10% of any overbid, or any other appropriate amount required by local rules of Court or by the Court, the appropriate amount of the bid to accompany the offer by certified check, and the balance to be paid on close of escrow.
Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of confirmation of sale. Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser or purchasers. Any and all encumbrances shall be paid by purchaser through escrow. Any and all brokerage fees shall be paid by purchaser.
