Notice of Proposed Vesting Tentative Subdivision Map and Final Development Plan A public hearing will be held by the Planning Commission of the City of Modesto at 6:00 pm on Monday, August 17, 2026, , in chambers, 1010 Tenth Street, Modesto, California, regarding the application of Mid Valley Engineering for an amendment to the previously approved Vesting Tentative Subdivision Map "Olivewood", located within the Tivoli Specific Plan, to divide 9.41 gross acres into 74 single-family small-lot residential lots, together with an amendment to the previously approved associated Final Development Plan for Olivewood, property located between McReynolds Avenue and Roselle Avenue, north of Sylvan Avenue, as shown on the map below.The project is exempt from CEQA pursuant to Section 15182(c) of the CEQA Guidelines, which exempts residential projects implementing Specific Plans that are undertaken pursuant to and in conformity to the associated Specific Plan. All persons interested are invited to attend the public hearing at the above time and place in person and will be given the opportunity to be heard. All interested persons are also invited to participate in the public hearing by submitting comments via email to planning@modestogov.com. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at or prior to the public hearing.
