Notice is hereby given that on June 10, 2026 at 10:00 a.m. or thereafter within the time allowed by law, BRANDON FENUS, as Conservator of the person and estate of JAMES ANDREW FENUS, will sell at private sale to the highest net bidder subject to confirmation by the aboveentitled Court, all the right, title and interest of said Conservatee by operation of law or otherwise in and to that certain real property in the City of Modesto, County of Stanislaus, State of California, commonly known as 1242 Pauline Avenue Modesto CA 95358.
