A public hearing will be held by the Board of Zoning Adjustment of the City of Modesto at 10:00 AM on Thursday, April 23, 2026 in the Council Chambers at 1010 10th Street Modesto CA 95354, regarding the application of Mark Lobaugh, for a Conditional Use Permit to allow for the establishment of a Wireless Communication Facility, consisting of a 130-foot monopine tower and associated ground equipment, and approving a Variance to exceed the maximum permitted height, on property located at 1025 Santa Cruz Avenue, identified as APN 035-024-014. Project number PLAN2026-00380 CEQA: This proposed project is categorically exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA guidelines section 15303(d) (New Construction or Conversion of Small Structures) All persons interested are invited to attend the public hearing at the above time and place in person and will be given the opportunity to be heard. All interested persons are also invited to participate in the public hearing by submitting comments via email to planning@modestogov.com. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at or prior to the public hearing.
