NOTICE OF PUBLIC HEARING A public hearing will be held by the City Council of the City of Modesto on Tuesday, April 7, 2026, at 5:30 p.m in the Chambers, Basement Level, Tenth Street Place, 1010 10th Street, Modesto, California, regarding the application of Alves Properties LP and Michael Zagaris for an amendment to the Tivoli Specific Plan, Vesting Tentative Subdivision Maps and Final Development Plans for Tivoli Alves and Paregian, and Area Plan No. 1, together with an amendment to the Land Use Element of the General Plan by the City of Modesto, property located east of Oakdale Road and north of Mable Avenue. The Planning Commission recommended approval to the City Council at the February 23, 2026, Planning Commission meeting. The proposed project is contemplated by and consistent with the EIR prepared for the Tivoli Specific Plan (SCH No. 2005072125) and an addendum to the EIR has been prepared. All interested persons are invited to attend the public hearing at the above time and place and will be given an opportunity to be heard. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City Council at, or prior to, the public hearing.
