Notice of Proposed Tentative Condominium Map A public hearing will be held by the Planning Commission of the City of Modesto at 6:00 pm on Monday, April 6, 2026, in Chambers, 1010 Tenth Street, Modesto, California, regarding the application of Surveyors Group, INC for a Tentative Condominium Map at 3609 Coffee Road. The project qualifies for class 1 categorical exemption pursuant to CEQA guidelines section 15301, class 1(k), which specifically exempts the "division of existing multiple family or single-family residences into common-interest ownership and subdivision of existing commercial or industrial buildings, where no physical changes occur which are otherwise exempt. Staff have prepared a Notice of Exemption EA 2026-03. All persons interested are invited to attend the public hearing at the above time and place in person and will be given the opportunity to be heard. All interested persons are also invited to participate in the public hearing by submitting comments via email to planning@modestogov.com. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at or prior to the public hearing. If you are receiving this notice as a property manager for multiple residential units, please post this notice in a common area on a message board or similarly notify all residents.
