NOTICE OF PROPOSED AMENDMENTS TO LAND USES OF THE TIVOLI SPECIFIC PLAN, WITH NEW AREA PLANS NO. 1 AND NO. 4, VESTING TENTATIVE SUBDIVISION MAPS AND FINAL DEVELOPMENT PLANS A public hearing will be held by the Planning Commission of the City of Modesto at 6:00 pm on Monday, February 23, 2026, in chambers, 1010 Tenth Street, Modesto, California, regarding the applications of Mable Avenue Properties, Alves Properties and Michael Zagaris for three proposed Vesting Tentative Subdivision Maps with Tivoli Area Plans 1 and 4, and Final Development Plans for the tentative map areas, together with amendments to the land uses of the Tivoli Specific Plan to facilitate the three developments, and a proposed amendment to the Land Use Element of the General Plan, properties located east of Oakdale Road and south of future Claratina Avenue. The proposed project is contemplated by and consistent with the EIR prepared for the Tivoli Specific Plan (SCH No. 2005072125) and an addendum to the EIR has been prepared. All persons interested are invited to attend the public hearing at the above time and place in person and will be given the opportunity to be heard. All interested persons are also invited to participate in the public hearing by submitting comments via email to planning@modestogov.com. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at or prior to the public hearing.
