NOTICE OF INTENT TO SELL REAL PROPERTY AT PRIVATE SALE NOTICE OF INTENT TO SELL REAL PROPERTY AT PRIVATE SALE, SUPERIOR COURT OF CALIFORNIA, COUNTY OF STANISLAUS, Case No. PR-25-000815, NOTICE IS HEREBY GIVEN THAT: On January 30, 2026, or thereafter within the time allowed by law, SHAIRA MITSCHELEN, as Administrator of the Estate of TINA MARIE MITSCHELEN, deceased, will sell at private sale to the highest and best net bidder, subject to confirmation by the above-entitled Court, all right, title and interest of said decedent, by operation of law or otherwise, in and to that certain real property located in the County of Stanislaus, State of California. The property street address is 13112 Minnesota Avenue, Valley Home, Stanislaus County, CA, 95361, and bearing APN: 002-006-020-000, with the following legal description: LOT 10, 12, 14, 16 AND 18 IN BLOCK 2 OF THE TOWN OF THALHEIM AS PER MAP FILED APRIL 13, 1904, IN VOLUME 1 OF MAPS, PAGE 41, STANISLAUS COUNTY RECORDS. The sale is made subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price. The property is to be sold on an "as-is" basis, except as to title. The personal representative has given an exclusive listing to Sherry J. Kupper and James A. Kupper, licensed real estate agents with Century 21 Select Real Estate, Inc., 1414 East F Street, Ste. B-201, Oakdale, CA 95361. The property will be sold on the following terms: Cash, 10 percent of the amount of the bid to accompany the offer by certified check, and the balance to be paid on confirmation of sale by the court. Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of confirmation of sale.
