Notice of Proposed Rezone
A public hearing will be held by the Planning Commission of the City of Modesto at 6:00 pm on Monday, December 15, 2025, in chambers, 1010 Tenth Street, Modesto, California, regarding the application of Mr. Lyn Bright for the rezone of 1.35 acres from Professional Office (P-O) to Medium Density Residential (R-2), property located at 3213 Coffee Road, west of Thorsen Avenue. Staff has prepared an Initial Study, EA No. 2025-21 which concludes that there are no project-specific significant effects which are peculiar to the project or site, that the proposal is consistent with the City of Modesto Urban Area General Plan and is within the scope of the Programmatic EIR of the General Plan (SCH 2024091127) and therefore pursuant to CEQA Guidelines Section 15183 of the Public Resources Code, no further review is required. All persons interested are invited to attend the public hearing at the above time and place in person and will be given the opportunity to be heard. All interested persons are also invited to participate in the public hearing by submitting comments via email to planning@modestogov.com. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at or prior to the public hearing. If you are receiving this notice as a property manager for multiple residential units, please post this notice in a common area on a message board or similarly notify all residents.
