COMMUNITY ZONING APPEALS BOARD 15 Will hold a public hearing on the following zoning applications on July 30, 2026, at 6:30p.m. at William F. Dickinson Community Center, 1601 N. Krome Avenue, Homestead, FL
T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: CENTRO CAMPESINO FARMWORKERS CENTER, INC. Z2025000152 The application is to permit the expansion of an existing after-school care onto additional property. Additionally, the applicant seeks to modify conditions of a previously approved resolution in order to submit a new site plan and increase the number of students, personnel and classrooms. The application also seeks the proposed new addition to setback less than required from the rear and interior side property lines and permit parking and driveways within 25’ of rights-of-way.
(1) SPECIAL EXCEPTION to permit the expansion of an after-school care onto additional property to the north.
(2) MODIFICATION of Condition #2 of Resolution #4-ZAB-261-93, modified by Resolution #5-ZAB-242-94, both passed and adopted by the Metropolitan Dade County Zoning Appeals Board reading as follows:
FROM: “2. That in the approval of the plan, the same be substantially in accordance with that submitted for the hearing entitled ‘Centro Campesino Farmworker Center, Inc.’, as prepared by A. Cazo & Associates, dated stamped received Feb. 16, 1994, signed and sealed on 2-14-94, ‘Site Plan,’ dated 3-26-93, signed and sealed on 5-20- 94.”
TO: “2. That in the approval of the plan, the same be substantially in accordance with that submitted for the hearing entitled “Centro Campesino Community Facility Addition and Renovation” as prepared by REALM Architecture and Development consisting of a total of five (5) sheets, with one (1) site plan sheet date-stamped received March 11, 2026; two (2) elevation sheets date-stamped received September 29, 2026; and two (2) floor plan sheets date stamped received July 7, 2025; as well as landscape plans entitled “Landscape Details & Specifications Cenko Campesino Community Facility” as prepared by Evergreen Design Group, consisting of two (2) sheets date-stamped received January 7, 2026; for a total of seven (7) sheets.”
The purpose of request #2 is to allow the applicant to submit a revised site plan showing the expansion of the previously approved after-school care onto additional property. Additionally, the requests seek to allow an increase in the number of students, personnel and classrooms for the previously approved after-school care.
(3) NON-USE VARIANCE to permit a proposed building of public assemblage to setback a minimum of 25’-3” from the rear (east) property line, to setback a minimum of 20’-2” from the interior side (north) property line (50’ required) and to be spaced less than 75’ to an existing residential building.
(4) NON-USE VARIANCE to permit driveways and parking areas within 25’ of the official rights-of-way (not permitted). LOCATION: 35791 and 35801 SW 186 Avenue, Miami-Dade County, Florida. SIZE OF PROPERTY: ±1.6 Acres
