Public Hearing M I A M I - D A D E C O U N T Y COMMUNITY ZONING APPEALS BOARD 14 Will hold a public hearing on the following zoning applications on July 29, 2026, at 6:30p.m. at Palmetto Golf Course, Community Room, 9300 SW 152 Street, Miami, FL T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: COSTCO WHOLESALE CORPORATION Z2025000278 The application seeks to modify the site plan condition of previously approved resolution, in order to submit a revised site plan for a proposed membership warehouse, together with an ancillary fueling facility and a liquor store to be located on the subject property. Additionally, the application seeks to allow the proposed liquor store on the subject site to be spaced less than required from an existing public school, and 2 existing churches. (1) MODIFICATION of Condition #2 of Resolution No. 4-ZAB-295-93, passed and adopted by the Metropolitan Dade County Zoning Appeals Board, reading as follows: FROM: “2. That in the approval of the plan, the same be substantially in accordance with that submitted for the hearing entitled “Wholesale Club”, as prepared by Kunde, Sprecher & Associates, Inc., dated last revised 10-29-92 on the site plan on Page C-3, dated 10-4-90 on Page C-8, dated 10-5-92, on C-11, dated 2-2-92 on Page C-13, dated 6-9-92 on Page A-1, Page A-2 and Page A-13 cover sheet dated June 7, 1993 and survey prepared by Fortin, Leavy, Skiles, Inc., dated 2-11-92 on Pages C-1 & C-2.” TO: “2. That in the approval of the plans, the same be substantially in accordance with that submitted for the hearing entitled “Costco – Cutler Bay”, as prepared by Duland Design, consisting of 3 sheets dated stamped received 05/22/2026, “Costco Wholesale Cutler Bay”, as prepared by Thomas Engineering Group, consisting of 3 sheets dated stamped received 04/6/2026, “Costco Wholesale Corporation”, as prepared by Ware Malcomb, consisting of 8 sheets dated stamped received 04/6/2026 and “Liquor Survey”, as prepared by J. Bonfill & Associates, Inc. consisting of 1 sheet dated stamped received 04/6/2026 for a total of 15 sheets. The purpose of Request #1 is to allow the applicant to modify the site plan condition of previously approved resolution, in order to submit a revised site plan for the proposed membership warehouse, together with an ancillary fueling facility and a liquor store to be located on the subject property. (2) SPECIAL EXCEPTION to permit a proposed liquor package store spaced a minimum of 2,272’ (2500’ required) from 2 churches, and a minimum of 2000’ (2,500’ required) from an existing public school. The aforementioned plans are on file and may be examined in the Department of Regulatory and Economic Resources. Plans may be modified at public hearing.
