TOWN OF CUTLER BAY NOTICE OF ZONING WORKSHOP The Town of Cutler Bay will hold a ZONING WORKSHOP on Wednesday, July 8, 2026, at 6:00 PM at the Town’s Council Chambers, 10720 Caribbean Blvd., Cutler Bay, FL 33189. Workshop times are provided below. For additional information, use the QR code below or visit www.cutlerbay- fl.gov/projects. Interested parties may view presentations in person or virtually via ZOOM. The Zoning Workshop shall provide an open forum for members of the public and the Town Council to review and interact with the developers associated with the following proposed development in the Town. Applicant: Cam Group 211, LLC Project Number: PLAN- 11-25-00136 (Seven (7) Variances) Location: 11190 SW 211 Street, Cutler Bay, FL Folio: 36-6007-022-0020 TC– Center Subdistrict 36-6007-022-0030 TC- Edge Subdistrict Description: The Applicant is requesting the following variances, conditional use and site plan approval to allow for the construction of a new automotive fuel station with a convenience store: Variance No. 1 - Reduce the required building frontage ratios along primary and secondary frontages from 100% and 75% to 34.27% and 31.50%, respectively. Variance No. 2 - To permit a one-story building where a minimum of two (2) stories are required for lots greater than 25,000 square feet. Variance No. 3 - To permit a side street setback of 16.6 feet where 10 feet maximum is required. Variance No. 4 - To permit 6.3% of public open space where 15% is required. Variance No. 5 - To waive the surface parking landscape required Variance No. 6 - To waive the distance from bases of trees Variance No. 7 To waive the building perimeter landscape requirement PLEASE NOTE: The Zoning Workshop will consist of two (2) sessions beginning at 6:00 PM First Session (6:00 – 6:30 PM), lasting thirty (30) minutes provides a forum for members of the public to learn about the proposed development project within the Town. During this session, the public is encouraged to ask questions and to provide feedback to the applicant about the proposed developments. Second Session (6:30 PM), immediately following the first session, provides a forum for the Town Council to learn about the proposed development project discussed during the first session. During this session the applicant will be available to answer any questions posed by the Town Council about the proposed development. The proposed site plans may be inspected by the public at the Town Clerk’s Office at 10720 Caribbean Blvd., Ste. 105, Cutler Bay, FL 33189. Interested parties are invited to attend the zoning workshop or provide written comments to the Town Council. In accordance with the Americans with Disabilities Act of 1990 (ADA), persons needing special accommodations to participate in these proceedings should contact the Town Clerk’s Office for assistance at (305) 234-4262, no later than four (4) business days prior to such proceeding.
