BOARD OF COUNTY COMMISSIONERS Will hold a Public Hearing on the following zoning applications on July 23, 2026, at 9:30a.m. in the Miami-Dade County Commission Chambers, located on the 2nd Fl, Stephen P. Clark Center, 111 NW 1st St, Miami, Fl 33128.
T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: TAF SDGC, LLC. Z2026000090 The application is to permit a Special Exception to apply the Cutler Ridge Metropolitan Urban Center District (CRMUCD) regulations to the subject property located within the Rapid Transit Zone (RTZ); amendments to the CRMUCD Land Use Regulating Plan, Land Use Category, Street Types Plan, New Streets Plan, and Designated Open Space Plan to modify the land use designation, eliminate certain proposed streets, and relocate and reduce designated open space areas; and Non-Use Variances to waive the building frontage and the required retail space associated with residential development, and allow multifamily buildings to front on a parking lot rather than a street or designated open space.
(1) SPECIAL EXCEPTION for the subject property located in the “Rapid Transit Zone”, to apply the applicable permitted uses and development regulations in accordance with Cutler Ridge Metropolitan Urban Center District (CRMUCD), per Section 33C-3(A)(3).
(2) AMENDMENT to the Cutler Ridge Metropolitan Urban Center District (CRMUCD) Land Use Regulating Plan to re-designate the subject property from Mixed-Use Corridor designation (MC), Mixed-Use Main Street (MM), and Mixed-Use Optional (MO) to Mixed-Use Optional (MO).
(3) AMENDMENT to the Cutler Ridge Metropolitan Urban Center District (CRMUCD) Street Types Plan to eliminate Main Street Type B and C and Minor Streets bisecting the subject property.
(4) AMENDMENT to the Cutler Ridge Metropolitan Urban Center District (CRMUCD) New Streets Plan to eliminate Street Types A and B bisecting the subject property.
(5) AMENDMENT to the Cutler Ridge Metropolitan Urban Center District (CRMUCD) Designated Open Space Plan to relocate anchor points #15 and #16 and to reduce the combined designated open space area for anchor points #14, #15 and #16 from 195,900 sq. ft. to 135,834 sq. ft.
(6) NON-USE VARIANCE of the standard urban center district regulations to permit 0% of the building frontage at build-to line (70% required).
(7) NON-USE VARIANCE to permit 0 sq. ft. of retail (10 sq. ft. of retail space for each residential unit required).
(8) NON-USE VARIANCE of the standard urban center district regulations requiring the primary entrance of a building to provide access to a street or a designated open space; to waive same, to permit the proposed multifamily buildings to front on the parking lot.
