Pursuant to Section 33-310.1(A)(V)(B) of the Code of the Miami-Dade County, the Assistant Director of the Miami-Dade County Department of Regulatory and Econom- ic Resources has approved with condition(s) the following request for Administrative Modification to modify previously approved plans approved pursuant to Resolution No. CZAB2-1-04, passed and adopted by the Community Zoning Appeals Board 2 on September 8, 2004.

Request(s): 1. Modification of condition stated in Resolution No. CZAB2-1-04, passed and adopted by the Community Zoning Appeals Board 2 on September 8, 2004, only as it applies to the subject property, and reading as follows:
FROM: “That in the approval of the plan, the same be substantially in accordance with those submitted for the hearing entitled “Mall at 163rd Street,” as prepared by Design Tech International, Inc., consisting of 17 dated 4/19/04 and 5 sheets dated 5/27/04 for a total of 22 sheets.”
TO: “2. That in the approval of the plan, the same be substantially in accordance with those submitted for the Administrative Modification process No. M2025000009 entitled “Mall at 163rd Street’” as prepared by DTI Architects-Associates, Inc., consisting of 23 sheets dated stamped received 04/28/2026, and Landscape Plans, as prepared by LAS- Landscape Architectural Services, LLC, consisting of 8 sheets dated stamped received 4/28/2026; for a total of 32 sheets.”
2. The applicant requests the partial modification of a Covenant in Lieu of Unity of Title recorded Official Records Book 24479, Pages 717-723, to modify paragraph #1, only as it applies to the subject property, and reading as follows:
FROM: “1. The Property will be developed in substantial conformity with the site plan entitled “Mall at 163rd Street” prepared by Design Tech International, dated the 27 days of May 2004.”
TO: “1. The Property shall be developed in substantial conformity with the plans entitled “Mall at 163rd Street,” prepared by DTI Architects- Associates, Inc., consisting of 23 sheets dated stamped received 04/28/2026, and Landscape Plans, as prepared by LAS-Landscape Architectural Services, LLC, consisting of 8 sheets dated stamped received 4/28/2026; for a total of 32 sheets.”
The purpose of the Administrative Modification is to revise the approved plans to improve and reactivate the existing commercial development with the remodeling of the parking structures and the adding of two (2) new retail buildings with 8, 250 sq. ft of area.
