Public Notice The Miami-Dade County Developmental Impact Committee Lower Council will review the following applications on Wednesday, July 1, 2026, starting at 10:00am. The review will be held virtually utilizing communications media technology. Interested parties who wish to speak on an application or submit documentation, please contact Elizabeth C. The applications to be reviewed are as follows: DIC Zoning: 10:00am - Z2025000217 - Limonar Development, LLC and Wonderly Holdings, LLC (the “Applicants”) seek approval of a public hearing for approximately 276 acres of land located west of SW 167 Avenue and east of Krome Avenue, between SW 64 Street and SW 72 Street (Sunset Drive). The Applicants are requesting a District Boundary Change to UDBPAD (Urban Development Boundary Planned Area District) to allow the development of a mixed-use community consisting of approximately 1,600 residential units, 1.6 million square feet of industrial space, and approximately 77 acres of open space, including buffer areas surrounding the Miami-Dade County West Wellfield. 10:15am - Z2026000008 - Brickell 1040 S Miami Development LLC (the “Applicant”) seeks approval of a Special Exception for a property located north of SW 11 Street and west of S. Miami Avenue. The request would allow the property to be included in the Metromover Subzone of the Rapid Transit Zone (RTZ) and developed with an approximately 80-story mixed-use project consisting of 259 residential units, 111 hotel rooms, 48 hotel condominium units, and approximately 1,877 square feet of food and beverage space. 10:30am - Z2026000090 - TAF SDGC, LLC (the “Applicant”) seeks approval of a public hearing application for approximately 12.03 acres of property generally located at 10700, 10740, and 10820 SW 211 Street, and portions of 10710 and 10750 SW 211 Street in Cutler Bay. The request includes a Special Exception to apply the Cutler Ridge Metropolitan Urban Center District (CRMUCD) regulations within the Rapid Transit Zone (RTZ), amendments to the CRMUCD regulating plans, and several Non-Use Variances. The proposed project consists of four eight-story residential buildings to be developed in two phases, containing a total of approximately 754 residential units, recreational amenities, an activated waterfront area, and approximately 809 parking spaces.
