Public Hearing MIAMI-DADE COUNTY COMMUNITY ZONING APPEALS BOARD 12 will hold a Public Hearing on the following zoning applications on July 8, 2026, at 6:30p.m. at Kendall Village Center Civic Pavilion, 8625 SW 124 Avenue, Miami, Fl. T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: TTG 57, LLC. Z2025000046 The application is to permit a rezoning of the subject parcel from RU-1 (Single-Family Residential) and RU-4 (High-Apartment 50 units per net acre) to RMD (Multi-Family Residential) which would allow the subject property to be developed with 117 residential units than currently allowed. In addition, the application seeks to waive the required 5-foot clear width within the building front- age zone; permit less building frontage; allow an existing 6-foot-high rock wall within the build-to line; permit buildings along SW 57 Avenue to be located outside the required building frontage zone; allow reduced rear and interior side setbacks; permit portions of the required street trees to be located within the interior of the site; and waive the required right-of-way dedication along SW 57 Avenue. (1) DISTRICT BOUNDARY CHANGE from RU-1 (Single-Family Residential) and RU-4, High Density Apartment House District, to RMD, Residential Modified District. (2) NON-USE VARIANCE to waive the required 5’ clear path along the building frontage zone. (3) NON-USE VARIANCE to permit an aggregated building frontage of 25.3% (60% aggre- gated building frontage required). (4) NON-USE VARIANCE to permit an existing rock wall with a maximum height of 6’ along SW 57 Avenue (3’- 6” maximum permitted when located in front of the build to line) (5) NON-USE VARIANCE of the zoning regulations requiring buildings to be located within the 15’ building frontage zone; to waive same to permit the proposed building along SW 57 Avenue to setback a minimum of 21’-2”. (6) NON-USE VARIANCE to permit a setback a minimum 25’-2” from the rear (west) property line and to setback a minimum 24’-9” from the interior side (north) property line (30’ set-back required above the 2nd story when adjoining single-family residential) (7) NON-USE VARIANCE to permit portions of the site to have the required street trees lo-cated inside the lot (7’ maximum from edge of roadway pavement permitted). (8) NON-USE VARIANCE of the zoning and subdivision regulations requiring section line right- of-way to be 100’ in width; to waive same to permit 35’ dedication for the west half of SW 57 Avenue (50’ required). Plans are on file and may be examined in the Department of Regulatory and Economic Re- sources, entitled “Vox on Red”, as prepared by Modis Architects, consisting of 34 sheets, Land- scape plans, as prepared by Landscapede, LLC., consisting of 14 sheets, and Civil plans as pre-pared by Graef, consisting of 6 sheets, for a total of 54 sheets, all dated stamped received 6/5/2026.
